So a little more research in these 2 companies only shows that they share the same premises. There is no shared directors or any relations, and never has been... S**** Enterprise Ltd is was incorporated in 1997 whilst W**** & Co Property Partners Ltd is a much newer business being Incorporated 2014. They moved into the current office at the same time, but before that, they were in completely different parts of London. You want the waters to get murkier? Have a read of the letter in the valuation docs - p33 of val_232.pdf and val_228.pdf, and that's just checking those two. "A portfolio of properties", O***** R*** E***** Ltd and D******* Ltd Same letter , borrower and list of properties in all valuations i have read, and who are "A******* G***** R*********" who are paying for the valuations. Scribbled on page four of the letter

110 is the pick of the bunch for me. I have discounted the others for either being sub £1 million (not enough to be worthwhile investing) or unconfirmed extensions to their leasehold.

The domain is registered to an individual in Illinois. <scratches head> Interesting - the website appears about 50% cooked, with incorrect security certificate, and purely imaginary London property portfolio (where DID they get those pictures?!). 'Meet the team' is amusing too. And I thought some of our P2P startups were a bit incompletely formed .. nothing compared to this. I wonder if it is really linked to the d********* ltd mentioned in the valuation documents? There is another route to some workable info via: www.f6s.com/d*******if you know what d******** is. Possibly this company has nothing to do with the current loan though, since the valuation docs they were mentioned in are~2 months old?

I have passed up on these also and bought some decent parts from the SM, something just don't feel right with these loans I think they each need to be judged on their merits. Those without confirmed extended leases are obviously too risky but the rest of them seem ok. What exactly is putting you off if the security is sound?

This is a very reputable high-end agent and valuer. The letter at p33 is dated 5th April, addressed to F******* C******, and refers to D******* and O*****, from the same valuer, and refers to "your email" of 4th April. The signatory of that letter is the named valuer in the 8th June letter. F******* are a rebrand (from Feb 2016) of O*** C***** P*******, at the same address as that 5th April letter. This really does need savingstream to shed some light here. SS - Are the D******* Ltd, in those valuations, related to the loans as you are raising funds for them? If they are, then are they related to d*******.com? I've just wound my (already low) prefund down to zero. I'm staying there until this is clearer.

I've been away working, so haven't seen this line of conversation in regards to the additional names in the valuation report. I might have missed some posts so forgive me if I am parroting what has already been said
So we have 4 companies...
The borrowers indicated by SS S**** Enterprise ltd W*** & Co Property Partners Ltd
Additional companies indicated on the valuation reports D******* limited O***** Real Estate Ltd
O***** Real Estate Ltd is connected to W*** & Co Property Partners Ltd beacuse it has the same common Director
However, I can't connect them to S**** Enterprise ltd, apart from the common address
And I can't find D******* limited at all.

What exactly is putting you off if the security is sound? Go and have a look at D*******.com and tell me that doesn't ring all sorts of alarm bells...

Also look at the youtube channel, linked from the website - only one video categorised as "Comedy", ummm.
