I also think that there are 2 loans on the SM which are being overlooked, pbl025 and, for some strange reason, my last 6 month favourite pbl033. pbl033 is showing 11 days, but the update shows 3 month extension in place and interest paid, with Lloyd's bank dangling the carrot. so actually 101 days left. 36% ltv. pbl025 is showing -115 days (bit more risky) but barring something unusual, it will follow into a dfl, 12 months min i would expect. 56%ltv at the moment. Both look a very good punt on the SM, and that's where I've gone fairly heavily over the last week or so. hope i'm right. LLoyds have been dangling the carrot for months. Quite a lot of loans have had mainstream banks dangling carrots, eg PBL36 had LLoyds dangling a carrot, how many carrots were dangled at PBL20? Sometimes investors like to see a rabbit before risking their money PBL25 SS have been doing due diligence for 6 months on a DFL. Its 6 weeks since they claimed DD was complete and launch within a week. No rabbits around that one as they have all been scared off by all the sightings of invisible wolves

You could also throw into your flat bottomed boat, the two care homes, both Wolves loans, all due to become DFL and PBL54 which latest update says is likely to get a 12m extension Difference of course is that Luton will sell like hot cakes for the next 4 months compared to all these

Except the Luton one, I'll leave that to you.

Yes, I would have expected pbl77-80 to be more popular as well given the rezoning will mean a massive reduction in LTV even though the loans only have 2 months left to run

For me, it's simple diversity. There's £6.5m in four very closely related loans. I started off with 2x my normal loan threshold split between them, but I'm down to my normal threshold now. I suspect the £12m of the nine will join them in spread-thinly corner once they've settled down a bit.

I had to take another look at the details, i wasn't quite sure what 're-zoned' actually meant , but they certainly look a good prospect now.

I think pbl35 is also rolling into a DFL Aaah good spot , update 1 day ago, and i think i might be looking at that one as well over the next few days. far better than a Luton office block. I think I would almost rather invest in the defaulted loan, in preference to the Luton loan.

Then there is the industrial estate!
