There won't be a property price crash while interest rates are so low and mortgage rates are dropping lower. People can afford to hang onto their properties because the payments are so cheap. London is crazy so who knows what will happen there. The panic is laughable. Will probably be stagnation and low transaction volumes. Rents will increase.

It's laughable in all the markets, not just property.

I am so relieved to hear that the speculators who were holding London property parcels when the music stopped are going to be OK.

I do detect reduced enthusiasm for 8% property loans. Relisting North Devon 9 on "terms more favourable to investors" is only a matter of when - it's never going to fund by its 7-day limit (autobodge couldn't even get it to 50%). And that only takes the development to £1.7m funding out of £3.0m required. They are going to want a few tranches to be randomly allocated to the investment fund on that one! Or I'll be in at 10% or 2% CB!

I think he said 'or' not 'and' 8>. Knowing Feeling Cautious, I doubt you'll actually get either until they have cheese pared the tranches a bit.

Not sure - with another £1.5m to shift in total on the property and a £200k tranche failing dismally, the cheese would need to be grated to get through at 8%. Anyway I see it's now been pulled, but not yet come back - perhaps it's gone to the IT?

It's laughable in all the markets, not just property. As John Maynard Keynes once said, markets can remain irrational longer than you can remain solvent.........

Many people on this forum are using the word panic. Some of these property funds were down 5-10% as far as I could tell, if I had owned any I would have been selling them because there are well regarded investment trusts that have fallen 20-30% which I would have bought instead.
A small fraction of commercial property is owned in a strange way.
No need for panic. Yet...

I wonder why FC think it will fund this time - must be a whole lot more Autobodge money about, or perhaps they've worked out a different Autobodge algorithm that will ensure this gets the maximum attention.

No sign of it, it's first overnight funding run got it to basically the same state of the previous attempt at North Devon 9 - about 15%. Be interesting to see how it pans out but I can't see FC getting this away and even if they do they've still got to find lots more to complete the development. The questions being asked (and, of course, not answered) don't indicate much enthusiasm for it amongst active bidders.

FC can fill the rest of the loan and then sell it on in the secondary market?
