Did you notice that the interest on the loans is not compounding on EstateGuru? Although the interest is calculated on a monthly basis the interest is not compounded with the principal! What this means is that the interest quoted is not the actual interest being paid. Can some one correct me on this? I have already asked them directly but have been waiting for an answer for 10 days.... Please see payments table : imgur.com/2XJr63BWhat do you think?

If the schedule looks like this and interest payment is green, the amount should have been paid to you.
Nevertheless I think you are right that interest is not compounded.

I am sorry, but I think I do not get the point, but this may be due to the reason my mother tongue is not English. If that is the case, my appologies in advance. What I can say is this: The interest rate is 11%, so: 75 x 0.11 รท 12 = 0.69 which you already received (I used a 360 days convention). In my opinion the stated interest rate is fully paid to you on a monthly base. This, in fact, allows you in theory to get your interest invested and get it compounded. Due to minimum investment requirement of EUR 50 and a possible lack of projects to invest in, the compounding is not possible for you in this case. Everything is handled correctly by Estateguru. Possible solutions (do not take them to seriously): 1) For future projects invest an amount as high so that the monthly interest payment (if there is any, there are all sorts of loands on EG, some pay interest at the end, annuities etc) is EUR 50 or more and hope for the availability of new projects. 2) Relax and be becalmed that everything is okay Regards

To answer your question: Indeed we are using a simple annual interest rate on our platform that is not compounding rate. A borrower can pay interest monthly or at the end of the loan period. Please pay your attention to the annuity loans, as due to the specific of annuity payments calculation - interest paid differes from nominal annual interest rate shown on the loan. We have placed small calculator next to the each of a loan to see the interest amount going to be paid on your investment in a particular loan. Hope this clarifies things a bit
