Extra 1% being offered for investing £5K+ ; with the lowish LTV seems a rasonably good investment to me, or am I missing something?!

Yes, thanks p2pblog, the potential length of time to sell in a Default situation is always highly relevant with property. It is of course all about minimising risk so I think I'll put more into this one, unless someone points out something blindingly obvious which I have missed.

My guess is that this loan will be funded by the income from the restaurant. If this is the case will the business thrive and be successful? Cardiff has a bad reputation for bars and restaurants spring-up like daisy's and disappearing just as fast. No doubt some on here will remember Beat Box Bars in Cardiff which raised quite a bit of money on another P2P site and promptly folded. In that case the only fall back were a number of PG's which all proved valueless. In this case there is of course some tangible property backing the loan which provides some cover.
Having previously burned fingers I think I will give this one a miss.

Someone thinks it's good as they've put in 26K today. I've put in my minimum, £50.00 as the LTV is good and it's a sum I don't mind waiting 12 months + to get most of my money back. If it succeeds I'm really pleased for them and the investors
