What do we think of this one guys? I quite like it .... At £4.8 million is it the biggest individual loan SS have undertaken ? Cant believe that Coolly Diligent hasn't been all over it yet ...... maybe doing his day job

It's because it's a loan based on a previous loan (PBL054).
I think this is a great loan too and so was the first, I have probably my biggest amount invested and this will continue into this loan.
Having lived in Hull most of my life (up until last sep) I can say this development is very much needed and will be a great place to invest. I have a four BTL in Hull and would definitely consider another on or near this site. It's perfect for commuters and will be a great addition to the existing retail parks already in that area.
I've posted similar comments in the thread for PBL054. I actually visited the last at the end of July. Nothing much happened building wise at that point but it's surprising how much land is there after all these years. It's amazing this hasn't happened sooner.

ped call it what you will but whatever you think it is still a great place to invest. 'Armpit' or not, it won city of culture and is spending millions upon millions developing the city centre (thank you for that as I have a grade II listed apartment in the city centre and they've just developed the whole area around it). Samsung are (still) continuing the wind farm project and the rental yields I make are not far off what I make investing on these sites and have tripled my pension pot. So regardless, I'm in. I won't be moving back there any time soon though...😉😆

The developer concerned has an extensive history in this city, all well worth considering as we decide what (or whether) to invest.

Same borrower (parent group) as the never launched Hull casino loan so have a look at that thread
Google the principle director, available from companies house search on the borrower, for more info on parent group and various projects in Hull (skycraper link)

Much of the description for this loan is – not surprisingly - a copy and paste from the loan particulars of the loan it’s replacing, but what’s happened to the “3 confirmed partners to enter 50:50 partnerships to develop the retail and leisure scheme. Currently choosing which partner to accept”, and the selected Joint Venture partner who was “in due diligence to refinance within our loan term” 6 months ago?
I think if I still had any funds in the Hull loan I would see this as a good opportunity to jump ship. However, having witnessed what flew through the sm when 2 loans repaid yesterday I'm sure there are enough SS stalwarts out there with less risk aversion than I have who will make sure this one flies off the shelf.

It would appear from the info posted on the loan's webpage that there will be no rollover of investments -- PBL054 will be repaid in full and this loan will be funded from scratch. Am I interpreting the situation correctly?

the new loan page seems pretty clear..
"PBL054 will be repaid to investors. If you are an existing investor in PBL054 and wish to invest in this new loan, please choose your prefunding limit as a 'New Investor' in this loan."
