I've just seen this from Steve's mention over on the SS sub-section. 1st charge, LTV 25%, 12% interest, sounds great.
So, what's the catch? Is the A*F intermediary status between investors and J*B somehow the risk in all of this?

Purpose of the loan is that they have a project they are doing at the moment and required initial funding to get it started. They have finance lined up as per their previous business and a good project pipeline. This is one of those where it was in the 'too hard basket' for the banks, hence ending up with APF and us. No catch, just a decent deal.

Was consent from the valuer for the publication of the valuation obtained per item 6 of the valuation?
What have the owners of the security said about the nature of the restrictive covenants from 13th September 2000?
What information is available about any coal mining searches that have or haven't been done?
Have there been any objections to the right of access asserted over the green? When was the claim of the right of access first registered? First made? What is the effect of the indemnity policy if the right of access that is apparently the main access to the property is found not to exist?
How does the garage as it is being constructed differ from the approved plans and what would the effect on the valuation be if the local authority required the garage to be demolished?
