fundingsecure, the positive step of using underwriters to close out slow-filling renewal loans is clearly working, but application of the policy seems variable. Why is the Warminster renewal yet to be underwritten (over 50% filled with £475k to go) when the Llandudno renewal was underwritten more or less immediately (only 30% filled with some £900k to go)?

Presumably because the hotel was deemed to be unlikely to fill without underwriters. I know which one of the two I'd rather have my money in.

Pardon my ignorance, but please give me a basic lesson someone. Who/what exactly are 'underwriters'? From whence comes the dosh? Who is it that is willing to take on the risk?

People with plenty of money who are looking to make more of it. I know there are a small number of forum members that have acted / act as underwriters on AC but it's not for me to name them (some have posted about it).
