I've recently registered with PM and it looks interesting. But looking at rental payments of existing properties on the SM it seems that (maybe not unexpectedly) there's a lot of variability in rental returns, void periods, etc.
For those of you that have been here for a while what has been your overall experience in rental returns?
Do you have a strategy to maxixmise these or has it been 'pot luck'?
Also, have there been any sales of properties on PM that have gone through yet? If so have these generated the return in capital projected?
Any information much appreciated before I take the plunge!

For those of you that have been here for a while what has been your overall experience in rental returns? 4.5% return across six properties, with a longest investment of 18mo, and a shortest of 7mo. Look carefully at the details, and see if they make sense to you. If there's any doubt, there'll be another along soon enough. I believe SPV1 has wrapped up - p2pindependentforum.com/thread/6387/spv1-end-term - while SPVs 2 and 3 are down for next month, with more in the months following.

My average is just over 5% over about 30/35 properties, so not to bad, which is about what I get from my own rental property.

Thanks for the responses.
So it looks like currently about ~ 5% on rental return (if spread across a number of properties + held for some time). Which may well be boosted by capital return from sales - but figures on these are limited (to one at the moment) but expect to get a better idea over coming months. Obviously there's no guarantee on capital return and even the possibility of a loss..

On a similar subject What do people use to calculate the value of their holdings?
Around this time each year I do a full tally up for the year and this is the first time my networth has property Moose holdings in it.
It seems as soon as I purchase any thing property Moose gives it a value of about 6% or so above what I paid. Does this move around a lot over the 2 to 3 years? Do you take much notice of what PM values your holdings at or just use the value you paid?
I was thinking to use the value I paid, but this is not the approach I use with real property I own. So I guess it comes down to how much do you trust the value PM places on your shares? With only one full term example to date it's hard to know how to play this one.

Well it's now Dec 11th and still no sign of the sale of SPV1 going through as the buyer has not had his mortgage application approved. So not likely to be sold this year. However I think the property is still tenanted and I hope that investors will receive rent. I was actually told by a PM rep on their chat on the site that no payments would be made after the scheduled end date but I think and hope that that is wrong.
