Just gone live... Allocation - £2,800.00 Investors @ Live - 1939 That's a lot larger maximum allocation than I was expecting, especially as it's an endangered species (12%) loan. Either people are concerned that it's significantly overvalued, or they're going off the idea of SS investing. I wonder how the total pre-funding compared with other 12% loans.

I like the new lower interest rates. Their effect is that most people have set their default pre-funding back to zero to avoid getting stuck with them. So when a decent new 12% loan appears, many forget to set a specific target and there's more for the rest of us.

And yet there was a very decent number of investors at go live, possibly suggesting a more complex reason...

Maybe people have at last realised that bidding more than you want is now pointless. 2000 x average of £800 sounds about right.

I only went for a small chunk, partly because of being wary of overpriced residential property, but mainly because until some of the imminent/overdue loans repay I don't want to stick much more cash in.

A search on rightmove shows this property has sold yet the latest update says 'no change'. More accurate updates please savingstream.

Just doing some research on this loan and found it was listed Zoopla on 20th April 2017 with a guide price of 2.65M - apparently already sold STC. Borrower's initial plan was to use the house as "his company's Northern base", and updates suggest he is working on refinancing. Changed his mind or am I missing something?

There's a big house in an auction today, guide price £1.6m - £1.8m..... not bad considering the 90 day valuation of £2.1m!

Full details are on one of the major property websites.
Interesting to note there is a 12 month AST in place that started in June 2017 at £1000/month, which is a sub 1% yield.
Very helpful....!

Yes, what the heck is that all about? That's a £10,000 a month house if anything, certainly not a £1000! Why would they let it at about a 10th of the market rent on a 12 month AST? Somethings smells.
