By buying into a range of FC property loans (making sure not to hold them to term) you should be able to sell more or less instantly at par (swallowing the 0.25% selling fee) in all normal market conditions, with as much certainty as some of those you list. And make something like twice the rate too.

TBH, many platforms have excellent liquidity - so can be treated as instant access, "in normal market conditions", as your other caveat. And, if the market conditions become markedly abnormal, it's entirely possible that those other instant access products may become "sticky", too.

What peer to peer lending companies offer quick access (1 month or less access to fund) accounts? It's not guaranteed but it's often possible to pick up loans at MoneyThing that have weeks to a month or two to run and which are paying a raw interest rate in the 10-12% range. This is because a lot of the loans there are 6 month terms that have a renew option every six months. Just don't check the renew box and you exit the loan on the renewal date if things happen as expected. There's also a very liquid secondary market there at present that typically is making exits within hours during the day possible. No penalty for selling out of a loan early if you want to. I don't know why you need the timeline but if there's a little flexibility you should be able to do a good deal better than the accounts you've mentioned. If you need it strict, buying just the loans with the planned end date in the desired range will let you invest less but provide more assurance of exit. You can just click on the end date heading to sort the secondary market loans by end date and then buy into the ones with the desired end range if there's availability.

Bondmason target a 7% return and aim to provide liquidity within 7 - 14 days (often sooner)
I've been very pleased with their service so far ..
