I have been sent an email advertising these apartments for sale; here is a cut and paste of part of it: 4 Months Until Completion The apartments at H********** Quay are high-end residential properties based in the city voted as the UK's Buy-To-Let Hotspot. The development has a highly-experienced onsite lettings and facilities management company for the ultimate hands-off property investment. Investment Highlights 6% Net Return 2 Years Rental Assurance Over 15% Expected Capital Growth Only 25% Exchange Deposit Spectacular waterfront & city centre views Prices from: £129,000 Just received the same spam email. ( I can 100% categorize it as spam since it was sent to an email address that has only ever been used for administering a virtually defunct local music forum). I'm already up to my limit on this and the other DFLs but even if I wasn't, the fact that the development is being marketed by spammers would dissuade me from putting in any more money to this particular loan. In fact it has encouraged me to start to sell down my existing holdings as I don't like dealing with any organization that uses spam or unsolicited phone calls to try and sell things to me.

However, the update from 6th July that states that 78 units have already exchanged, gives me a good degree of comfort to hold to the end given the lack of new good quality loans. Obviously selling the final units is where the developer makes all their profit.

SM Q length currently just £3.1K One of the few DFL's which looks to be well managed and likely to deliver. Think it will require an extension to get it over the line but happy to sit in this one till the end.

I don't want to dampen any spirits, but there is a go live email for a fresh tranche tomorrow.... At which point I would assume anything in the sales queue will be taking a step back to make room for any of the new tranche which is unsold?

Anyone know if there is a recent (new) valuation on this? The 'valuation' link in pre-funding on the site simply gives a 'page not found' error Paul64 perhaps?

I was checking the purchasing activity on the SM yesterday afternoon when I noticed that an investor had bought £50,000 of this loan in one bite and I thought straight away that now is my chance to get rid of my final £2k in this one. No sooner had I listed my part when another greedy fish snapped up another £25k in one bite and I was out of the loan completely in no time at all. While this is one of the better DFLs and there is some actual evidence of progress,I am afraid it has become far far too big for me to feel comfortable in it and the liquidity is now questionable with the release of regular neutron cheese new tranches so I thought it best to get out while I could.

I did a withdrawal request last night (actioned this morning) and it is currently sitting safely in my bank account. I have decided to reduce the amount I have invested in the P2P sector because, as loan books age and default numbers increase, my confidence is reducing. I have done very well over the past 3 to 4 years so it's a bit of a case of quitting while I'm ahead. Well not quitting - but reducing down to smaller and more comfortable (for me) numbers. My monthly income will take a hit but protecting more of my capital is now more of a priority. I have always withdrawn all my monthly interest to help with my living expenses since I stopped working full time but in just over a year's time I can start drawing my deferred, index linked, final salary based pension (I'm one of the lucky ones who joined a good scheme over 30 years ago) so I've decided now is the right time for me to ease back on the P2P investments a bit.

I'm seeing this one as a bit of a "sure thing" really, in as much as it ever can be. I'm considering going heavily overweight on it, which is obviously not great from a diversification point of view. Anybody with any words of caution to inject a little realism in to my naivety? Seems to me that they seem to have pretty much sold enough of it to pay the loan already, with more to sell. Am I missing anything?

The first is to invest in long dated loans regardless of quality and constantly churn your investments on the SM whilst the second is to identify the genuinely viable projects and hold to term. For what it is worth, I think this loan is a high quality loan from a borrower with an excellent track record so I'm happy to hold to term and also benefit from any bonus payment if it does go overdue. Some might scoff at lack of diversification but I hold 40% of my Lendy pot in this and sleep well every night.

I have taken a few opportunities to sell down a bit just to re-balance things, having been over weight in this, but it remains my largest Lendy holding. My only concern has been its size and the ability of Lendy to keep filling new tranches. However, with the introduction of CB, they have the mechanism there if needed. I keep looking at new tranches to see if CB is offered - if it was, I would probably top up again. Hence my surprise that GeorgeT was selling his last £2k - but if his strategy is to exit P2P, then that makes more sense.
