I have to say this building looks like an awesome place to live Having visited it in person a few weeks ago and taken the walk to and from the building, from the town centre, along the waterfront, via the canals, etc., I can tell you it will be It seems like a really nice environment. I'd be happy living on any of those along the front in the same type of positioning. The riverfront walk is a properly done seaside walk, nicely cobbled, with attractions like seating, capstans, anchors, etc. for at least a mile or so. Other high quality developments line the seafront all the way in. Some canal locks, old dry docks, yacht club, marina, water park, etc. Plenty people biking, jogging, walking the path, and all higher end (not sure that is the pc thing to say, but there you go). Probably a 20 minute enjoyable brisk walk into the town centre, so perfect for people working there. From the seafront side, the properties will have a fantastic view over the Mersey. It's one of the few high rises in the area so will have views most of the other developments can't quite get. Obviously plenty to do in Liverpool town centre. Lots of eats, shopping, etc. It's a pretty nice place that's had a ton of investment of late and ongoing. I won't post any pics of construction (@timmy has that covered), but here's a little taster of what is on your doorstep if you live at DFL012... All taken on the day.

I live at the other end of the Country as you'll know so when anyone belonging the Forum posts images of 'our' projects I feel really honoured that they would want to take the time to do this. Images that IMO often outshine our platform updates because they're often added with a little real commentary and by seeing them it makes it way easier to assess progress, build an understanding. One day I may get the chance to return the complement but the construction project would have to be located well North before I could. In closing I'd like to thank everyone for their pics and not just one person in particular hence my reason for posting today. Great effort and much appreciated. With my best regards, J. Back onto thread topic would anyone agree with me that d_saver 's image of the Liverpool dock c/w boats and mirrored water is simply stunning? Superb photography, truly ace. Yes, excellent - it'd make a good jigsaw, if the sky was a bit less uniform (elsewise rather too hard). If you can't afford a place in DFL012, you can always buy a cheaper one in Birkenhead (BPF808/9), and peer back in the other direction. 8>.

Has something happened to the second charge loan? It has disappeared off the platform. I cannot see it listed under live loans.
The update this week sounds like it was meant for the second charge loan entry and vice versa.

Why on earth would anyone want to buy into a second charge loan at 12% when there is nearly £200k of the original first charge available to buy? I can't see how Lendy are going to shift this without significant bonuses.

They managed to shift all the 2nd charge on the Scottish estate when there was a chunk of first charge on the market - i know times have changed a bit but it's still the same concept, multiple passive investors who have prefunding set for every loan

They managed to shift all the 2nd charge on the Scottish estate when there was a chunk of first charge on the market - i know times have changed a bit but it's still the same concept, multiple passive investors who have prefunding set for every loan Lendy aren't exactly having a lot of success with DFL035, the second charge loan for DFL008 that went live with 1% CB a few days ago. Two-thirds of that £420k loan wasn't taken up by pre-funding and is now sitting on the SM. If some of that still remains on the SM at the end of the month when the CB offer expires, then Lendy will have a really hard sell on their hands. In that case, I'd expect Lendy to come up with a way to extend the CB deal, but they'll still have a problem because the current tranche is is only about a quarter of what they're needing to raise for DFL035. How long can the borrower wait for the DFL035 funding before construction grinds to a halt for lack of funding?
