But then there'd be no point in selling higher rate loans to buy lower rate loans. I'd need to sell them when the rate is higher so that I can match to those when the funds are returned.

If you sell your 3% loan back to the market at 3%, no problem, there will be no fees and you will collect any interest you earned for the period of the loan. If you try to sell your 3% loan back to the market at 3.4%, you will incurr a 'fee'. I'm not sure how this is calculated as I have never done it (maybe capital or interest accumulated or both?). That 0.4% diffence has to be made up somewhere, and it comes from you. You could re-lend again at 3.4%, but you already lost the 0.4% difference in fees, hence the reason you cannot do it. The only way to get a better rate on your current lending is to cash out at the same, or better rate you lent at, only if you know the rate will be higher that day for you to take.

I'm only in "rolling" to park repayments until I have another place for them. Today will be interesting. £3.4M borrowers and only £1.7M in the lenders' pot. Come mid-morning when the "sweep" occurs, I wonder how high the rate will go. I've spread from 5 to 5.6%. I wonder if those 20 offers at 10% will strike lucky - or (conveniently) a benevolent lender at 3.0% will suddenly descend from the ether ... Market just spiked to 5%. Did you get any fills grumpy? RS seem to be finding some cash stuffed down the backs of sofas all of a sudden... My 3.8% order from this morning has been met.

There's still £300K borrowers to satisfy, and I'm £77K-122K ( edit £16K-£67K) down the Q. Wot fun! If I don't match I'll use the cash (only £600 or so) to fund Wandsworth on MT. cross-posted edit: Watch 5yr - poised to spike to c5.8%

Interesting to see the liquidity issues in Rolling now seem to be leading to RS actually placing 5 year loans on the 5 year market. Wow.. How old fashioned of RS to do so... ... £2.1m in 5 yr demand. Which gets you to 5.8%..

Just got matched at 6.9% Huh! Wish I'd gone higher than 5.6% now! Looks like 5.8% will be possible on 5yr tomorrow morning. Goodness knows what rolling will do! All change on Wed when 1st month repayments come in?

First time I've ever played the rolling mkt game, and got 4.8%. Briefly while I was paying in on my card, I could've sworn I saw the rate of 7.2%!?
