Hi guys just a quick update we are running an offer for this week where we are basically topping up any investment you make by 20%, for every £100 you invest we will add on £20 of free shares in the properties that you choose to invest in. A pedantic reading would suggest if you invest £100 total in the 3 properties you would get £20 shares in each. Annoyingly topped up recently so nothing for me again. If anybody wants a chili plant they have an odd referal scheme Edit. I should add yield is 6%+ and doesnt appear to be any issue with voids so unhappy PM investors might want to take a look

Ah yes, it is its £20 for every £100 you invest.
Going to PM you just not about the offer.
And the chilli plant referral scheme is over. We sent out 500 chillies and had to call it quits as it was turning into a business in itself.

uown I like cats/money/chili! I would drop £1000 for the extra £200. What happens to my income should property be unoccupied or bad person leaves the beans+cheese toaster on and burns the property down?

Are rental yields subject to chopping by the list of surprise 'expenses' that are so familiar on PM?
Who are you guys? The 'about us' tab is devoid of information regarding your personal identities, photographs, background, vision...
A solid 6% yield is attractive, and the offer is tempting, but these properties still have a long way to go to getting filled. There is certainly scope to attract some PM investments your way, but that will be a slow process.
(edit) ...also your relationship with the company that owns the properties at present, who they are, etc
The website might be designed to be snappy and lightweight, but is rather devoid of good information.

Hi Ding, thanks for your question. In answer to the first part of the question, if the property is vacant there would be no income paid, however all properties on the platform are tenanted now and for the 2017/2018 academic year. We are also paying out rent to all current investors in the properties at the moment, also it helps that for these particular properties we have an established relationship with a sunday times award winning letting/management agent in Leeds . The second part of that question, we have three different approaches that help with regards to property maintenance, firstly insurance, secondly maintenance allowance deducted from the rent, thirdly tenant deposits. 2% investment fee, 5 year term, no SM as yet, 3 Leeds properties available for investment, two somewhat unattractive and 1 better looking, looks like they have raised about £98k so far, with about £600k available, 1% fee for debit card deposit, 0% for bank transfer.
Not sure when the extra shares are allocated.

On the website 'The benefits of UOWN' page... 1) At 10% + VAT we have the lowest management fee of all platforms. This is a very important thing to consider as rental income payments are usually a significant amount and affect your rental yields significantly.
Seems like a typo to me. Should be 'management fees'? 2) We charge a 2% upfront fee of monies invested. This is joint lowest with 2 other platforms

Not normally invested in this type of investment before, but 5yr term seems hefty (whether or not similar investments also mandate this) Says on FAQ you can sell the shares, but how if no SM?

Secondary market is presumably not set up yet as presently irrelevant - there would be no chance to sell until the properties were fully funded, so currently not a liquid investment.

Hi Guys, Just to bring a bit of clarity to the SM, we have an SM that will become available as soon as the properties are funded. There is no fixed five year term at all, 5 years is just used for the calculator. The extra shares are allocated within 24 hours of making the investment. We have already allocated just over £5000 in free shares in the last day. PM do charge higher fees than us, substantially higher in fact, you can take a look here propertymoose.co.uk/how-it-works , where they won't be charging their fees is on the loan investments, but on equity deals they are charging A LOT more.

Wouldn't argue with that, the PM fees are, as you say, not so upfront.
Edit) ...and there are upfront fees at PM it is fair to say. They are not factored directly (listed) in the price you pay, but they are factored in nevertheless.

All seems to work well, including transferring funds and investing, apart from uploading proof of id for linking a bank account which fails miserably with a message "We're sorry, but something went wrong". --- seems to be a file size problem, retried with a smaller scan and it worked OK.
I also have the bonus shares showing already.
