Can you please back up your argument with some source? Latvia is not China and the regulator is actively monitoring the situation.
Very unlikely that your statement is correct, taking into account that other foreign P2P real estate platforms are operating in Latvia as well (i.e. EstateGuru).

What I see is that you buy shares (spv?), so I don't see the credit part in play.

Hi George Probably too late for you now, but we've been digging into Bulkestate. They are new and small but some of the loans offer pretty interesting returns relative to the risk profile (13-15% p.a on fairly low LTVs). The lawyer seemed to be on to something, bulkestate went to estonia months ago (where most property crowdfunding platforms are). They launched some smaller projects in the past months and no this one (hotel in bulgaria) should go live next week:

A bigger Riga project should follow also in October.

They have a very bad WOT (web of trust) rating and need to contact them to do something about it.
(Unless they really are a spamvertised Indian site)

Hi, We’ve noticed that there are some discussions about Bulkestate so I hope you don’t mind if I jump in to clarify some of the questions raised. Looks like this company violates the Latvian law. They must be licensed as a credit intermediary company. The company was first founded in Latvia but due to lack of appropriate laws and regulation for crowdfunding companies, we’ve moved to Estonia. Similarly as other companies already outlined in this thread. We’re registered in Estonia as a financial institution and monitored by Estonian Ministry of Economic Affairs and Communications. I’ve analysed the information available on the WOT website and it seems that 2 reviews have been sitting there since 2013 when Bulkestate (at least the way we recognise it today) was not even founded. WOT doesn’t reset the scorecard even if a domain has been reregistered - “ ..we do not reset reputations, even when the owner of the domain has changed.” We registered the domain name in March of 2016 ( more information) and everything that was done with the domain before, unfortunately, cannot be easily changed. Investment objects are periodically being published on the platform so it’s definitely not too late. Everyone who’s interested can register and receive notifications about new investment opportunities. Currently, we have an active object in Riga, Latvia. Hi, I wanted to inform that we've launched another asset-based loan in Latvia and it's currently open for investments. It is planned to use the attracted funding to divide the property in smaller building plots, to improve the territory, to approve the projects of two houses, as well as to start construction of one demo house.
