Does anyone know what will happen to this opportunity, as the deadline has passed for it to be fully funded?
I personally think this sounded like a great investment, even at the original larger fund raise amount. Think it was just taking too long to fill for the deal to go ahead?

They have purchased all the units and split the investments into two blocks (4 flats and 3 flats) I've bought into this one,despite pretty much swearing off property moose due to poor returns as I think it looks really good. Apparently bootle is a very deprived area so if gentrified successfully these flats should do very well.

I live locally and Bootle is due for large investment, as well as not being too far from the new Everton football club ground and dock developments.
There is definitely room for capital gains, As well as the underwritten rent. Would have preferred monthly rent payments, but s******** l****** is a big successful company in Liverpool.
I've put half of my PM holdings value into this, so fingers crossed.

When you post you cant identify any individuals, companies, properties etc which might permit the identity of parties involved in deals on P2P sites as the information is not in the public domain. Its a rule of the forum. So both S******* L***** and the K******* need to be redacted/obscured by asterix. Borrower is perhaps a little misleading in this context but the company you refer to is a borrower on other platforms and the construction of SPV81 was financed by P2P. Edit: oops schoolboy error, didnt redact info when I quoted the original post, where's the naughty step?

looks like back with a few more units. Yeah, it's the 3 flats they removed from the first listing (7 flats) so they could actually get the first listing to fill. I like this development but I think they will struggle to fill this listing based on how the original listing went. It's a notably bigger amount to raise than a typical PM listing and I suspect there will be many folks like me that went big on the first 4 flats (much more than I would normally put into a PM listing) that don't feel the need to put money into this set of 3. We shall see.

Anyone think that the rent payment was very low - at a guaranteed 5% on £300k+ I would have expected the quarterly payment to be nearer to £4k.

Mine worked out at about 1.8% so quite a bit lower then expected, sent a message so will see what the reason is behind it. I was going to get a bit more but unless there a good reason for why its not 5% then I won't bother.

I think we are on the same page - I was talking about the total payment to the whole SPV at just under £1.5k - I would have expected nearer £4k, so a similar ratio of under 40% of what we expected. I have emailed them too, but no reply as yet.

On the PMF76 loan note they paid out the wrong amount at first too - now 2 out of 2 wrong on the payments I can check - how am I meant to have any faith in any of their figures?

You're best bet is to email them (Edit - oops sorry I see you did) It's because the automated system hasn't been used to do quarterly payments before and needed tweaking.
