The demolition works have been scheduled to begin in July. As such, the value of the site increases as demolition works are underway. The borrower will be using their own funds to start the build in September. Once development finance is obtained, they will look to raise the funds part way into the build which at the point will refinance the MT loan in its entirety. Morning Ed, You mentioned back in May that demolition was due to start in July, but there has been no reference to this in loan updates on the website - this this happen? Given that we are now very close to September is the build still due to start shortly?

More than 230k of this currently available on the SM. Does anyone have any idea why? A relatively small amount is mine. I checked how much I had in all my loans yesterday and decided to trim some. Nothing against the loan. I suspect people saw the queue growing and decided to join it.

More than 230k of this currently available on the SM. Does anyone have any idea why? This IMO this is a good loan...strong development team, great location, major UK city & units already being marketed off plan. Investors are currently twitchy & a sell out has begun on many platforms. The recent defaults here have created nervousness & sent investors to the sell button. Liverpool is the current 'panic of the day'. It was MH last week but one positive update saw a big buy-in on the SM....I watch with interest.

trimmed this one and another of others to reduce exposure overall on this platform.
Although it seems to have taken a while to crack on with the demolition and sales are behind schedule - guess they'll need to pick up the pace if it's to be done on time
