I've passed by this a few times since draw down as its in my locality, for anyone invested in this, the site is progressing, the first 4 semi's which were just shells at launch are, and have been for a while all but finished as far as I can see, they were being marketed by beecrofts a few months ago, so maybe some are now sold. To the rear of the site, works have progressed, I think I can see three sets of semi's which are all just about weathered now, and some ground works were progressing further down the site. Looking at the plans, plots 1-4 are complete as far as I can see, plots 5 to 8 are being topped out, and plots 9 and 10 are having the roof fitted. Got a couple of hundred in today's tranche I wasn't necessarily expecting (never had pre-fund issue before), anyone know the allocation, thanks.

Ooh, a surprise partial repayment was just made! Only about 6.9%, but presumably this is a good sign that the loan is performing well - or is it something more sinister? There's not been any recent updates on the website. I don't suspect anything sinister, just to be clear, just wondered if anyone has any insights into the repayment?

Just the usual ... though most of it is irrelevant as their arent any arrears or bonus We would like to announce a partial repayment of the above loan. £101,176 of capital (6.9%) has now been repaid to investors in this loan and recorded on the platform as loan DFL023R1.
All investors in this loan should now have this capital credited to their Lendy accounts.
Any outstanding interest payments will be paid once 100% of the loan capital has been repaid and only in the event of sufficient repayment being received.
Any bonus accrual payments will be paid once 100% of the loan capital and outstanding interest has been repaid and only in the event of sufficient repayment being received.

Presumably some monies coming through on a sale, update due tomorrow but could have added some explanation to their email. Fortunately there was some up for sale so I could make my number beautiful again!

A 6th capital repayment has been made. Good progress.
Has anyone else noticed that the asset values figures are falling each time there is a repayment?
It was 2,368,000 at the time of the first repayment and 1,390,000 at the time of number 6. I can understand that the loan amount should be reducing but the column header is 'Asset Value'. Sure the value of the asset should remain the same. This is another demonstration of a lack of attention to detail that one would expect from a financial institution, or one that does not adequately test their own systems.

Don't the repayment come from sales? If the borrower has sold a house then that isn't part of the security anymore so the value of the secured asset falls.

Another repayment, must be another unit sold - soon there will be nothing left!
My favourite loan on Lendy despite its short remaining term. Go on, sell your tiny remaining loan parts so that I can buy them all up. Om nom nom!

The final £100k or so of this loan repaid a short time ago, within what if I recall correctly was a single month's extension.
A project for mass market, sensibly priced, residential properties successfully executed. A win for p2p lenders, Lendy, the borrower, and the new owners / residents of the properties.
More loans like this please.
