- If you plan on reinvesting your money, you can keep your funds inside an Ltd and only pay 20% corporation tax (soon to be 18%) each year instead of a higher personal tax bracket. This means your capital compounds and grows faster.
- If you have other income sources (such as another Ltd company or job) you can defer income to a more advantageous time whereas you can't do this with your personal investments.
- Capital gains tax was cut to 20% recently which means you could potentially shut your company down at a later date and draw all of your profit out in one go and potentially save some tax if the circumstances are right...

The homepage now says "up to 12% interest per year" and "up to 1% monthly return", from Google's cache from 3rd June it said "earn 12% interest per year" and "fixed 1% monthly return" in the same place. Clearly changes are afoot. Yep - looks like lower rates are incoming. Will probably allow them to bring on more business.

.... and for those of us who invest through a Ltd Co it can be made to work nicely. Sorry I'm not feeling very smart today (it's Friday after all!) Could somone elaborate on the benefits of investing through a Ltd Co and using the FS secondary market? Would really appreciate it!

What's bizarre is that the vast majority of people's concerns could probably be cleared up with a simple response from FS.
By saying nothing, FS aren't exactly filling people with confidence. If they came back to us with a simple breakdown of how things are operating with the property loans I'm sure it would help to restore some faith in the platform's ability to cope with this latest influx.
The way things are going, staying silent is doing nothing but fuelling panic amongst investors.

Just got an email regarding the new loan shortly going live....
Hi All
Apologies for the short notice, but we have been able to bring forward a loan to go live today. There is plenty of capacity so it should be on the system for a decent period for you to do your due diligence. The loan is going live today for GRL who purchased XXX in Gateshead.
The loan is for a minimum of £250,000 and a maximum of £2.2 million, interest only. Interest is 14% p.a, term is 30 months and the loan is secured against a first charge on £6.5 million insitu valuation of capital equipment along with a second charge on a property and land of the XXX with a valuation of £7.5 million with £3 million in equity.
GRL is an operating company for the XXX and is owned by AF an existing customer who is personally guaranteeing the loan and providing cross-guarantees from two of his companies. Full details can be viewed on the site when it goes live shortly.

I agree regarding the interest start date issue.
I think if FS decided to inform you when the loans would start accruing that would make a big difference to many people.

I find it hard to believe their arrogance. Do they really not want to compete in this market or grow their business? Don't they read the comments investors make on this forum about their own platform compared to, say, Moneything and Funding Secure who actually listen and respond to feedback? They had a golden opportunity a year ago and they've totally blown it. Have to agree with you here. Real shame.

Talking of returns, the biggest problem for me is the time between investing and getting the first rent, in the case of SPV27 my investment was mid September 2015 and the first rent received at the end of Feb 2016 - so 4 months with no return, thats a large slice of a 2 year investment assuming the sale is made as planned Sept 2017 Consider yourself lucky! I have money tied up in SPV 26 which was purchased at the same time (September 2015) and still hasn't been tenanted as yet.
