The key risks that would cause such events at the outset of the loan would be suspect valuations and issues over ownership/possession of the assets that form the loan security. In this case, the borrower is unlikely to be a major issue as it is not a new one. You may argue that if such issues were revealed the loan would not go ahead. If so, all I can say is I hope you are correct, but I'd rather not risk it. It IS a new borrower on this occasion.

Have I misunderstood the figures on page 21 (loan terms) correctly, in terms of what the borrower is paying? Essentially 25% p.a. cost to borrower (lender interest + service charge), plus 7% up-front admin fee.

Page 17 includes an incorrect statement about a 10 month term and interest payments held on account. It looks as if that has been copied over from another recent 10 month loan. Sloppy but we were unlikely to get that far through the report anyway within the time available

I'd like a bid limit for at least 4 hours. I'd like a clear start time and possibly as a third choice I'd like the details up before the bid opens for a few hours. At the moment I'm missing making loans, but at least I'm saving time by not doing much DD.
