Guys MT,SS both offer 12% based on different assets .FS also.Deal flows poor on MT,but great customer relations .SS all about Property. Abroad,Twino and Mintos will give 12% all day long and..with buy-backs.But ,of course,both being Euro denominated,there is a currency risk.And is the buy-back guarantee really proven ? I think so. Also,it might not be 12% ,but eMoneyUnion will provide you with 10%+ ,with a Provision Fund and a great,fluid SM.Why bother with Ratesetter or Z? For the more daring investors...Elevate ...small ,very small,but interesting ,as is Property Partners. Ablrate is so different but a very good rate of interest with a very unusual class of asset. FC,FK,AC , Thin Cats and Wellesley have their followers but ,hey,look to the aforementioned for the way forward.IMPO.

Had a few emails with C.E.O. Paul Toon. They are concentrating on properties outside the South East similar to Property Moose .They have raised 1.5m from business angels and are currently raising venture capital finance to scale the business further. Investors can choose between equity and/ or mortgage investment and there is a Secondary Market.They do not charge a property management fee but merely pas on the cost of a local estate agent.You can also upload investment opportunities to them and earn commission. Their charges:- Between 0.25 and 0.75 % pa on amount you invest Transfer fee of 0.50% share transfer fee when you sell. They charge between 2-3% arrangement fee on each fundraising which is more than covered by the discount obtained on purchase prices. An interesting alternative to Property Moose.

If you register you can read all the T&C's and details of fees. Seems to run by Paul Howard Michael Toon who controls the majority of the company. Accounts appear to show a MINUS net worth .Not much to go on .

Yes, joined a while back along with some others on this forum.So far,so good. Well managed with a very good website ,it's essentially Buy-To-Let without the admin problems. Yes, they are , at the moment only investing in London,particularly anywhere near the new Crossrail stations. However, they have recently raised some impressive financial backing and will, no doubt, expand outside London and quite possibly abroad.
