I also expect some interest but I am not sure how much, they are usually pretty fair about this and have swallowed costs in the past that they did not need to.

I think the categorisation is for historic reasons , at the time the board was setup they only sold Equity shares in Buy to Let/HMO Companies. It's only relatively recently that they started offering development loans etc.
They do act as intermediaries to sell unwanted shares in the various property rental offerings a few times per year. There is certainly no fee to the buyer except possibly stamp duty. I am not sure what the situation is for the seller and I don't know if they do this for development loans.

What are people's thoughts on the latest email about this investment? (basically them asking us to sell cheaper, potentially reducing the "fixed rate" ROI). The lower price seems to have worked as THC are today reporting that a Sale is going through.

Has anyone else had a problem with firefox displaying the "The page isnt redirecting properly" error message? All is fine using microsoft edge. No, I use the latest version of Firefox with no issue - however Kaspersky does complain about the Login page and advises I disconnect from something accessed by that page - which I presume is some sort of Advertising or Tracking software. I always take the disconnect option and it does not cause any problem with the site.

From discussing with Companies House this morning about an unrelated matter, they have a 7-10 working day turnaround - so it might just be that the correction has yet to be processed Hi withnell , yes that's right. Should be removed by the deadline tomorrow. Lendy Support The strike-off notice has been withdrawn according to Companies house as at 6/12/17, I must admit I was just about to withdraw all uncommitted cash when I did a final check. Lendy has some explaining to do as it does not look good to a Lender it they can't even keep the basic paperwork up-to-date what does this say about the rest of the organisation.

You are far from the only one. I have been slowly winding down my position for the past year, with the odd loan in respect of a property deal if I saw one I liked. Now I am purely winding down, with no interest in investing more. It feels like for the past couple of years FC have been making changes against the lenders interests and exactly as you say I don't trust their DD enough to use Autobid. I will let the remaining deals I have lent run through to maturity but then that is it.

If you are using Firefox you can right click on the Comment box and open it in a new frame - this gives a better view than the normal functionality!

In my experience the advertised rate is misleading, with cash drag my return for July was circa 4% pa. At the moment there are too many lenders versus borrowers, probably that is not being helped by the bailout from RS. Still it's early days, I am happy to stay invested to see how this develops. Clearly they need to boost the borrowing side and try to get to a balanced situation.

Have any of you clever guys managed to work out your net yield from this platform (rent only, before any capital gains or losses)? On a back of envelope calculation I make mine under 2% (but I may have messed up) and the only two disposals so far were at a loss. Ignoring capital gains/losses and ignoring PMF C, I am getting 3.77%. The best return I am getting on a property is 6.42% and the worst is 2.74% However the first two properties are resulting in Capital losses albeit I am still positive about the concept. I think PM need to look at what they are buying a bit more carefully. Hopefully they are already doing so!

Agreed, it was working when I last used it and I managed to access the monthly rent received info. And indeed buy some shares on the SM - However it is broken again this evening.

I just use a simple spreadsheet adding in the rent received each month. Plus of course overall return is the sum of these rents across properties versus total invested. I don't bother with Capital growth, as until a property is sold you can't really get a reliable figure for that.

I am not sure this would be a good idea, you might find you were automatically investing in properties with no tenants. Whereas in time that issue would be resolved you would be better off choosing where to reinvest.
