I would assume by the time they have sold these debts the PF should long ago have paid out to the Lenders. So I can't see any direct impact on the PF. Probably the bigger impact is RS can concentrate their efforts on more collect-able debt and I guess a small boost to their balance sheet.

I've not tried PP - but am in both THC and PM. I've got more in THC, but that's largely because I found 'em first. My first few projects are starting to pay their first dividends now, and I'm happy with the returns, although the bare numbers don't look great. If I look at the XIRR for the projects that've paid a dividend so far, I'm sitting at just over 3.25%. Sounds terrible, but that's with all of the projects having delays in setting up because of refurb, tenant-finding etc. Over the lifetime of the projects, I expect that to be much better, even ignoring capital growth. The more recent projects reduced the THC take, too. My PM return - currently 5.4% - isn't directly comparable, because those projects haven't had the longer leadtimes of refurbishment. It'll be interesting to see how they compare in a year or so. By comparison, "real-world" BTL returns are sitting at a figure almost exactly the THC figure, after a longer period, and with a LOT more actual work required... (Anybody want to rent a very nice flat that's currently sitting empty?) This is pretty much exactly my experience also.

On their website, the last update was 16th May where they state they have multiple applications - presumably from prospective tenants and they hope to provided an update soon. I guess this emphasises why it is wise to be diversified!

THat seems very unlucky. Were you badly diversified? If you'd split you loans into 100+ parts you would have needed 6 or more to fail, is that what happened? I have been using FC for several years, at one point I had more than 20,000 invested but well diversified. Total losses according to FC are £359 odd, and of that just under third has been recovered. Most of the businesses/Guarantors are making some sort of repayment. In fact probably half of the losses I incurred in the first year which I put down to using Autobid - never used it since! I am now slowly winding down my position because it is no longer possible to do meaningful DD. Albeit I am investing in many of the Property loans.

I agree, I have been using the site since February, the fund deployment rate for me is down to 60% from a theoretical 70%. Possibly I could tweak it a little higher using Autobid settings. But in effect excluding bad debt I am netting about 3% which is very poor versus the risk (IMO).
I will be redeploying my funds elsewhere unless the excess liquidity situation improves or they drop their fees.

SPV 20 has been vacant pretty much since it was purchased late last year. I know renovations were ongoing - but does anyone have any more recent information as to it's status? The last update I had was 22nd December.

Does anyone forsee any problems with this loan (currently late processing), or is it just a matter of being the weekend? For sure my processing queue is larger than normal - so I am not sure you can read too much into this.

It sometimes seems they test nothing! - although to be fair to FC the reliability of the main site has improved greatly over the past few months.

I can't get into the official FC forum today, I have tried two browsers and they are both issuing heavy warnings about invalid Security certificates. Is anyone else having this problem?

I am looking at using MarketInvoice to diversify away from other platforms. Has anyone on this board got any personal experience of MarketInvoice and care to comment? I am aware you need to put in £50K upfront unless that has changed recently.
