Looks like the Archway loan is back on track, Huddle seem to quietly be sorting out there bad loans which is nice to see and they even automatically pay out the cash when they get it so no need to log on and ask for it. To give Huddle credit they seem to be doing the right thing with their loan book rather than running off and letting an administrator fill their pockets with our money.

So what impact do we think this will have on the CP loans ? Will the Mezzanine loans just allow borrows to borrow more or will they use these loans to reduce the LTV and corresponding rate to make CP loans safer but less profitable ? or both ?

A refinance of this loan is now listed under 'Pending'. Whilst the valuation has increased by approx. 10% and refinance loan amount by approx. 20%, the average interest rate (across the three tranches) has reduced by more than 2% pa ! Yes, I just saw that as well, also looking at the other pending loans the A tranches in particular have taken a dive. The BoE interest rates go up but Proplend rates are still going down. I guess lender demand is pushing the rates lower !!

What do you make of this borrower's financials? Some of the figures, such as the gross profit, seem to be in a downward trajectory and are concerning? Also, the Web site is blocked in all my web browsers, on both my desktop and iPad, with warning such as: "Website blocked due to a Trojan Your Malwarebytes Premium blocked this website because it may contain a Trojan. We strongly recommend you do not continue." Hmm, I didn't get that which probably means I better run some malware software to make sure I am not infected

So long story short a large court bill that most likely won't get paid to find out that we have an outstanding debt that also won't get paid. Bottom line us lenders will still not see any of our money come back from this ? Is that roughly it ? You wont get any interest, no. Youve already had your capital. ok thanks, to avoid depressing myself too much I try to forget the details. So basically the administrators have gone after someone who cannot afford to pay for hugely inflated default payments and won but still won't get anything, are they putting this much effort into all recover's or just ones that will benefit them most ?

But how can you pre-fund to put in the over £10k bit if you don't know a loan is in pre-funding, because you are not yet in Q-First? Yes only good for those already with > 10k invested

So if I have already invested say £500 in this investment would adding another £500 mean I am eligible ? Or is this only for a new £1000 added on top and also does this have to be my first investment on the platform ? im assuming £500 and a new £500 would class as " retroactively" exact Q boost details on Q platform please check them out for exact Qualifying amounts details. Yes but looks like it is only valid if this is your first investment on the platform so if you have invested in any other projects then its not valid. So no good for anyone but first timers to Qardus !!

Update... So from now (10/2/2022) until the 17th of February 2022, if you invest over £1,000 as your first Investment, you are entitled to up to 1.5% Q Boost. And don't worry, this will also apply to investments made in this offer retroactively! Don't forget that the bonus is rounded up to the next multiple of £100, so that's a 10% boost for a new investor. I make that an XIRR of 27.37%. I'm sure that would attract more funding, if only they would promote the real returns. So if I have already invested say £500 in this investment would adding another £500 mean I am eligible ? Peterborough R*** has disappeared from the list of pending loans. Anyone got an allocation or did it get pulled? And then there were four. Doesn't seem so long ago that there were 30 listed. Lets not forget Quality is more important than quantity.

Presumably the value of the estate depends on access but the access road is not part of the security?
Wasn't that a problem on one of the Lendy loans that still hasn't been resolved ?

Why can't I Self Select Tranche 'A' ? Because all TrancheA of the loan has already been allocated to Always-On lenders? This afternoon's email about the availability of TrancheB for Self-Select lenders indicates that TrancheA is "Fully Funded". Given its only 85K in tranche B then the chance of getting a bite are small !!
