Well I rung RS earlier and they told me the same as above by the RS Rep. A year ago I released £500k, it was done and dusted in a couple of hours. By the amounts I've mentioned on here, they know who I am. As I said in a previous message, something is not right, prove me wrong RS?

Still waiting with over £90k pending release for the last few days. Nothing released so far. I want to release/sell out from the rolling with over £200k. I get to the release your investment and can only add £20k at a time then the wheel starts spinning. All it then does is add to the pending request, then nothing.

I have tried for the last week to release my £200k investment in the rolling market. Site would not let me and kept hanging. Tried to drop to release £40k yesterday, still waiting, nothing released.
Something is up...

I did sell out around 6 months back..ish for around the same amount. My 'rate' was around 4% and the going rate when I sold out was around 3%. So it sold out within a couple of hours or so. So your thinking makes sense. I'll try again when/if the rolling rate drops below my own rate. Thanks

Yes I've had problems and still do. Been trying to sell out of the rolling market for a few days, no joy. Although I've been trying for over £200k it just sits there 'thinking about it'. A bit disconcerting to say the least! I'll call RS tomorrow.

As the subject says. How long does it take to show up on account? It's been a couple of hours, so could be because of the weekend? Show Monday, by then too late to take advantage of the 4.2 rolling rate by then?

I pulled near £500k a couple of weeks ago from rolling, took less than 24hrs. Back into bank account within 48hrs.

Thanks for the explanation, makes sense, but also misleading isn't it.
So if I sell out and wait the 14 days, then if a rolling rate is 4.7% and all my cash is lent at that rate, then the rate drops to 3% over the next few months my money will still be lent at 4.7% apart from what I need to do myself?

My reinvestment rate is currently set at 4.5%. But when I check the actual rate lent out on contract today it's around 3.8/3.9%.
Doesnt seem right. Anyone any ideas?

I had a look, but most loans are secured by property. What with property going to crash and commercial property even worse! Interest rates are going to be around 10% in 5/7 years will keep a lid on a property recovery. Not for me to be honest. I would rather be in cash tucked up in NS&I until the carnage is over.

May I ask what alternative home you have found for your dosh? yes no problem. some very unloved gold/silver miners. charts look just like they did in 1991-2001 before a massive bull run. its a sector no one wants or is interested in right now which is the contrarian in me. a few stocks which are also unloved. vodaphone, centrica, bt. dividends are good and in a reflation will do well. government wont be bailing out banks this time but investing directly into infrastructure themselves by borrowing cheap. good reflation stocks. do your own research etc etc.
