I've emailed them a couple of times trying to sell my shares. I assume I'm not the only one, would be happy to sell at a decent discount. No response. Doesn't fill me with confidence. Update: just spoke to Ben Grove, apparently my previous emails to both PM and UK Diversified didn't get through due to issues with their email server. Looks like I will have to sell at a discount of over 20% to compete with the discounted shares that they are selling propertymoose.co.uk/app/property/146 which I can't stomach. Email server my a*rse. They're obviously not answering them, just like with me. Currently I'd got two loan notes still tied up in UKDP but my login details seem to have been revoked. They're not answering emails and not answering the phone. Does anyone know what's happening, and if theyre's any hope we'll see our money back? I have no problem Resetting the password, just tried it a few minutes ago. No update since end of May. UPDATE: I spoke on the phone and chased for an update. Hopefully, we will get an "update" soon.

Upon seeing no monthly report for June 2020, I decided to finally give UKDP a call. Was scheduled to have a call with Ben Grove, director today but never received said call. Phoned them back later to ask what was going on and was let through to answering machine.
My hope of seeing any of my funds again is rapidly evaporating.

Companies House fillings shows Resigned on 1 September 2019 thriftYes I did notice that, but others on here have got through to him. I've also noticed their accounts are overdue by 1 month. Perhaps they've been focusing on that, or perhaps when the accounts come through they will tell a terrible tale. EDIT: I should point out that up until the most recent monthly update of May 2020, Ben Grove was still signing off as 'Managing Director'.

He's still MD on the June 2020 update.
Overdue accounts could be CH rather than the company. Backlog in certain areas

Email received 7 July Thank you, I found it in my junk folder. I wasn't reading the updates from my email and it looks like they've forgotten to upload it to the site. I guess my concerns have been alleviated slightly.

Does anyone know the time UKDP shareholders receive the annual financial report? The firm was incorporated in Jul 18, as a shareholder, I have no idea how it is performing financially, or even a snapshot of account balance.

UK Diversified Property Limited filed 2021 accounts on 20-Jul-22 and so it seems that at least Mr Gardiner is still around but I haven't received an email since the May 2022 Investor Update which mentioned equity shareholder decisions in July, perhaps the team is on holiday.

Could someone please explain the current value of all the properties this company hold? How many properties have sold with profit? may22, 73 property sales completed since incorporation and no dividend nor sign getting money back soon. With 0 employees, how much does it cost to keep this company running and have properties managed per year?

Moving to repay the loan note holders is a very big achievement for the team given the very difficult journey to get to this point following the bank pulling out of the re-finance during COVID. We are now pushing on to the final stage which will allow those that want to exit to do so whilst still allowing those that want to remain to stay invested. Thank you for the patience of everyone to date and a specific thank you to those that have sent in their kind words recently in relation to the team’s efforts. Following the email of shareholder resolutions voting document it is still unclear what is left of the property portfolio and what it is worth, however, it is certain that shareholders will suffer losses, as highlighted in paragraph 2 of the notes for option 3.
Four options:
1. Most certainty, and soonest return, but will be a small percentage of the sum invested, estimated at 20% 2. May return more but take a long time to sell all the properties, estimated at up to 60% 3. For those that they want to stay invested (because they are impressed with performance to date or wish to defer further losses?) 4. Decide on 2 or 3 after all properties sold
Needs 75% of shareholder to vote in favour, I suspect that most will opt for 1 or 2?
