savingstream . RE: pipeline loans, you already have PBL's 19, 42 and 57, i know its minus the "0" , but to avoid confusion, wouldn't it be better to assign unique PBL's until the older ones have paid up. They're house numbers not the PBL numbers awk , Thanks, i didn't know that, and now cleared up.

I was trying to find out about the experience of the "experienced property developers" who are borrowing to fund the N***** K***side project. As the company has only been in existence since 6 June, with a single lady London solicitor director, I don't think they have any experience, so maybe SS can help us with further details. Also the introducer is based in Dubai and is incorrectly named in the valuation, their website being a bit of an eye-opener.

They aren't developing, just buying land and selling the plots, although your point stands, this is a high risk/reward strategy, so lets hope they know what they are doing. I glad this one isn't anywhere near 70 LTV. I don't think I will invest, a 90 day loan isn't that appealing, and will soon become "short-dated" and maybe illiquid. Not one for the dolphins either.

Hello, one question: I have £0 in available funds.
Until when shall I send money into my account , if I set up today pre-funding e.g. £1000 regarding DFL001+004.
Thanks Mike

Thanks Mike To be sure, send funds as soon as you develop a negative balance. SS ask to resolve negative balances within 24hrs, and I believe there is a grace period of 48hrs.

I prefunded them all, i'm guessing at a total of £1600 between them all and have sold that amount on the SM early, before it goes illiquid again.
On when to send the money, I always send it as soon as the loans have gone live. I don't like to take the mickey and like to pay my debts ASAP.

I am actually increasing my holding slightly in these three more solid projects despite exiting all the negative loans long ago and most of the near due loans also, and withdrawing the funds. I am giving all the new ones a miss until we see how SS deal with the current pile of near/overdue loans. Meanwhile, here is a currant pile Attachments:

Bramley, Surrey - property was marketed at £800k, bought for £1065k as investment. Valuation £970k,loan £679k. I would treat it like 85% LTV. (679/800)
