New pipeline loan. A restaurant and flats in Tunbridge Wells. £357,000 loan at 70% LTV.
This appears to be the same borrower as PBL133 Woodlands.

I received an email today, and had to resurrect this... Strategy and Purpose of Borrowing/ Objective The purpose of the loan is to purchase the site and offer it as a cemetery, for which there is very strong demand from the local community. Some initial purchases of leases on burial plots have already been agreed. Each burial plot is priced at £15,000 for a 50 year lease post-burial, with longer leases available. There are c27,000 burial plots over the 22 acres (average site density nationally is 1250 burial plots per acre). The site could potentially generate c£400m of income every 50 years from sales of burial plot leases. Many individuals pay in advance for a burial plot over the course of the latter half of their lifetimes rather upon death i.e. £100 per month to reserve a specific plot within the cemetery. Many families want to be buried close to each other and will often acquire nearby burial plots for future use. /********************************************************************* The customer is quite confident that he will be able to sell enough plots to generate sufficient capital to repay us within our loan term. **********************************************************************/ Quick check for names, locations.... OK
Reads like a fairy story!!! Yes I know there is a shortage of burial plots, but pleeeease.... Can someone do the maths for me. How many people need to buy a plot... in advance.... to repay the loan? And the population of the Essex town R******* is??? As an aside, would you pay £100pcm just to reserve a plot? The email was describing an investment opportunity in R***ham cemetery, offering... - Invest at £2400 per plot (minimum 4)
- Current market value is £4000+ in Greater London
- 40% ROI in 2 years
- Safe, secure and Brexit proof!
- Fastest selling alternative investment in 2016
- Huge demand for burial space against critical supply in most London Boroughs, with many already full to capacity!
- H***** Investments are the master agents and we are readdressing this severe supply and demand imbalance
I can't help wondering whether the potential SS borrower ever got anyone to support their grand scheme.
I had this email too. Sounded interesting but didn't bother to do any digging. Did you do any research into it?

I expect interest to be on Saturday based on previous history. Not sure what you are expecting to see on the SM over the weekend, I suspect that it will be pretty bare for a time now. Of course, I have my minor parts to sell soon ish

PBL139 going live tomorrow. £400k, just after interest paid, with several other recent launches and an SM so empty even the loan-of-death has been selling? I won't hold my breath for any allocation much bigger than a half-sucked, lint-covered Werther's Original and a dog-eared supermarket receipt.

PBL139 going live tomorrow. There does not appear to be any vehicular access to the rear to provide additional parking. Unless parking at the front can be increased I doubt this will get pp.

Unless parking at the front can be increased I doubt this will get pp. It's slap-bang-town-centre-London-commuter-belt. Parking is not generally regarded as a necessity. But, if you look at Streetview, the existing parking space can easily be widened.
