Unless savingstream set a precedent and consider this question to be of interest to other investors, I expect I'll be the only one who sees their answer. You're setting your expectations pretty high here. You expect to get an answer! I asked a Q&A about PBL031 to confirm new end date of the loan and new security because the site details seem at odds with recent updates. But I didn't get an answer at all. I've also posed the question on this forum with no answer and I've also sent an email with no answer. What worries me is not so much that I don't have an answer but that the answer may be one that savingstream don't want to give me. Avoiding the question tends to lead to suspicion.

I think savingstream will only start answering questions when they become short of lenders... Well, they certainly haven't answered my question yet.

So, for January, Saving Stream have announced in their last statement in December 2015, that these loans are 'coming soon'...
• Residential and Retail Development, Hull – Waiting on new valuation document. £5.225m loan. This will likely drawdown mid-January. • Lowestoft Marina – Delayed until early January [£252,000] • Eyemouth Boat Yard - Delayed until early January. [£280,000]
Just a hunch, perhaps Friday, 15th January 2016? That would be mid January...
We shall see!

No details yet, but four equal sized tranches of land 70% LTV £1.750m have appeared in the pipeline.

No details yet, but four equal sized tranches of land 70% LTV £1.750m have appeared in the pipeline. Why four tranches? Will there be any significant differences between the tranches? It sounds like this is all secured on the same land. Maybe the borrower needs funds at staged intervals. Maybe this is just an attempt to get the loans filled more easily. £7m to one borrower is a big ask even with the demand we are currently seeing for SS loans.

I'd guess it's to give the borrower flexibility over repaying the loan back in stages on different dates.

I would guess it be unlikely they need all 7 million on day one so saves money over time if get the loans seperated, so they do not need to pay interest on all the money from day one

I think this also allows SS to release funds when certain targets have been reached which will increase the value of the land and thus keeps the LTV at the same level. I also hope that this means that all tranches will have the same level of security (priority).

No details yet, but four equal sized tranches of land 70% LTV £1.750m have appeared in the pipeline. I have a problem with the pre-funding settings for these new additions to the pipeline. Tranche A appeared with pre-funding set to zero, while the other three tranches appeared with pre-funding set to the 'default' amount set at the top of the Pipeline page. Is it just me? Did anyone else have a problem?

I left my default at £0 and then I place an amount on a case by case basis.
