I'm not having any of those desktop valuations. I recommend checking the sold prices of other properties and ensuring the LTV is as low as possible. I like Kuflink but something is off with the algorithm or the input data !

I have always felt this, kuff I feel is 15% to 25% optimistic at loan Creation. The all p2p i feel is optimistic to some extent or another

The desktop valuations unsettle me too. So many of the issues with P2P have been with questionable valuations. One of the loans currently available is a property that hasn't been sold since 1999. So there has been no objective valuation from the market for 25 years. It could be a wreck inside. The rear walls could be subsiding. Japanese knotweed might be rife. Nobody knows. Along with a minimum investment of £500 it just feels like too much of a risk. And once that money has changed hands it's yours, warts and all.

Desktop valuations are a joke. My analysis concludes that the algorithm just takes the highest sold price within 1/4 mile for a similar house in previous 3 years. The one you're referring to has a 85k difference between market and 90 day valuation ? The latter could be closer to the real valuation. The LTV on this one is 40% so probably a decent loan.

I'm not receiving new deal emails about new loans, I assumed it was because my cash in account was zero but now it is > 0. I can only see one box for email notifications and that is working for other types of emails.

Cheeky, but consistent with scooter’s observations on KUF’s comms philosophy re valuations. Unfortunately, this omission will probably not be noticed by most lenders outside these forums.

does KF have opt out of auto invest on loans like CP. noticed latest 3 tier loan pic**dy st which failed miserably to get funded has tier 2 funded to the the tune of 142k and tier 3 funded to the tune of 200k by auto invest. i am not in auto invest but not sure i would like my funds being put into certain loans especially one with a desk top valuation at over 71% LTV. it ssems they get their fees one way or another thanks to lenders in auto invest.
