You can currently buy A+s on the SM cheaper than As .. although all such distinctions are probably rather imaginary anyway.... of course new chums won't know that, and will go for the nice safe A+s. I wish they get some from the SM. What is it that you're struggling to sell? Despite the Autobodge lever being pushed hard-over to help fill all the PM auctions, I'm finding there's still plenty of manual bidding on the SM providing you've priced your parts at or near "best available". Have you checked what other sellers are offering in the same loans?

When I choose a selling price I look at the SM, sorted into Buyer Rate order and filtered for the relevant Risk Band, and choose the buyer rate of the loan on the 12th line down. For A+ that is currently 9.5%. Then I get reasonably fast sales.

It's a property development loan and so they can set the rate where they wish. Having looked at the first image of completed developments on the investor report I am happy to avoid supporting such bad taste, even in Luton. I think its more an A+ than an A so I am in for the term. I am sure it will fit in very nicely with Luton. You can take that in which ever way you like. Certainly not an A+ in my book! The property has a current market value of £650k and potentially £2m+ with planning permission according to the Investor Report, and LTV is based on £650k. But it won't be worth £650k for long - it will shortly either be worth £2m+ or it will have a negative planning history - so what value in the latter scenario I wonder?

Its a brownfield town centre site. They will be able to put something on it hence the independent valuation (by experts?) regardless of any number of planning requests turned down. In extremis, we are only asking receivers to get £450k+ for it in a fire sale. Anyway I just got all my money back in my face! So we can reconsider it next week. Perhaps we will know more then.

If borrower's fault, blame borrower, if own fault, blame "technical error".
