Chips & Fish: I think I must be missing something because NONE of the questions on the projected cash flow and profitability of the new shop have been even remotely answered satisfactorily.

I only meant that whereas a few of them had absolutely no answer there is some text there to peruse now. Whether the questions are answered satisfactorily is a totally different matter.

If you believe the question(s) have not been answered to your satisfaction then ask for clarification. If no answer is forthcoming or you feel it is evasive in a way that makes you feel uncomfortable then walk away - that's what I do.

Anybody else notice the quiet removal of the builder auction that was scheduled to start around 10th March?! I wonder if that's dead in the water now?!

...or AC, while doing DD, found something nasty lurking in the cupboard... If that is the reason, rather than shopping around, it would be nice of AC to let us know. I would view it as positive PR as it demonstrates that they do proper DD & are not averse to declining a loan if it is suspect.

Hang about a bit.... it's only been gone a short while, and that may well be in the pipeline... give 'em a chance.

The fish & chip shop proposal also needs an update. It closed earlier today with funding at 37% and no sign of underwriters. Lenders who have put in bids on this loan need to know whether it's going to proceed with the benefit of underwriting or whether it's about to disappear and their money is about to be returned.
Do AC have a policy on how they handle situations like this? How long could this loan and the participating lenders be kept in limbo?

One gets the impression this might go the same way of the Yorkie one to an extent. Maybe no reduction in total loan value but, underwriting appearing after auction close. Wait & see what happens

Not a lot, it seems. I have referred several times since October to my concerns about loans in a certain "category" (mustn't elaborate - might get in trouble...again) and that I would not be (investing)* in these until drawdown was imminent, or on the aftermarket. This is another. I escaped this time thanks to my shadow. * correction, I meant "stumping up the cash" - I don't mind actually investing in these projects, but they seem to mess each other about a lot in matters of finance and barter etc and this doesn't sit comfortably with our system of doing business. It looks like Mr Dogan has really been let down. PS Yorky is not in this "category"

I could have said that the questions could not be answered satisfactorily in a month of Sundays, but I am not saying this because the censors are so sensitive in this forum. But .... verb.sap. - a nod is as good as a wink to the cognoscenti here.

I might've put a very small amount in (£20) if the repayments would have started in the next tax year.

One of the Bridging loans has drawn down. Not yet on the aftermarket.
