Some quick comments on the valuation report....
1. Original plans indicated 180 units residential units, current plans indicate 160 units with a bar / restaurant and infinity pool on the roof (errm, when I was a student I didn't even know what an infinity pool was!). 2. Planning permission obtained for the old 180 number but not the new 160 number. 3. Valuation (and yield) determined on the 180 figure. 4. Yield assumed to be ~11% against financing costs assumed to be 7.5%, whereas they will be borrowing from SS at >12%. 5. Arrangement with next door college to send students in their direction is a positive. 6. Low LTV is a positive. 6. Security looks good.

You'd be surprised. I'm 3 miles up the coast from there. "Second only to the Bay of Naples" was the view of a First Lord of the Admiralty in the 19th Century....

Two (?) of the other S*gn***** group of companies have borrowed from FK against some of the other assets mentioned in the SS particulars doc, which at the very least implies the principal(s) have passed muster with another p2p company, one that is known to talk to the principal(s) and not just computer risk score them.

The application for the current scheme is listed as invalid though details arent viewable (also mentions library & electrical substation) Planning sites arent exactly easily navigable so could be there's another application not listed under postcode, address etc savingstream could you clarify what the actual situation is?

You'd be surprised. I'm 3 miles up the coast from there. "Second only to the Bay of Naples" was the view of a First Lord of the Admiralty in the 19th Century.... Sure those wind turbines were much more obvious last time I was up in that area (Hightown)

Those chickens certainly live the good life I thought those were cushions in the picture, not chickens Maybe I should rephrase that - 'lived' but 'live on' as soft furnishings
