It would be pretty silly to put it on the market until the non-I** half of the building is let with a third party tenant, something that IS currently being attempted by a local letting agent The SS update did not imply the property would be put on the market imminently only that a sale is the preferred exit route. As with all bridging loans the loan term is merely indicative, and an overrun of a managed duration whilst the building is let would seem to be justified in this case. The valuation of the property looks rock solid to me but only on the basis it is fully tenanted.

I put 2k up for sale 10 days ago. As of yesterday I still had 35k ahead of me in the selling queue. Pleasant surprise this morning to find my loan parts sold.

I guess PBL104 repayment helped. That, and on the face of it, there is a good loan. Most people will not know of the controversy around it and believe I** ( sic) to be a good tenant.

To be fair looking at the loans available, this is the first on the list that isn't on or near negative days or isn't a hole in the ground.
So far, for all the due diligence done, we have had none of the loans that have had negative views default and some of them have paid back.
There is an element of pot luck on which ones may default even if we did have all the information to make a decision. I'm sticking with my plan of investing in all the loans and scaling down/out completely near the end as I see appropriate.
I've just halved my money in this one, but still in.

I have a strange problem with this loan (064). I noticed the loan wasn't including in the live loans list, ie it was fully funded. I thought it was a good time to sell but noted the queue was actually £10k+ so I put it up for sale to see what would happen. It did appear briefly on the live loan list but not with the amount I'd sold. I then tried to cancel the sale but got the odd message: 'the sale loan part cannot be cancelled because the loan does not have sufficient availability'. Oddly the sale queue on this loan has reduced overnight from £9.7k to £6.4k. So what is going on here? If the queue is reducing and its not on the 2ndary market, who is buying? Also if there is really money in the queue why can't my sale be cancelled?

It's been noted by several members on another thread ( click here) Make sure you e-mail SS, as this looks to be a fairly important issue that they need to resolve.

The borrower is meeting with our representative this week to discuss his repayment options. He is considering putting it into auction soon.
