The borrower is meeting with our representative this week to discuss his repayment options. He is considering putting it into auction soon. That was the farm (PBL056). This loan PBL064 was simply "No Change". The question was about PBL 056

odd the refinance with Barclays seemed nailed on for 056 and now maybe auction - ho hum
the promised re-valuation for the computer workshop/expensive office space rammed full of agricultural financists seems to be taking some time
ah well probably sold by then

PBL056 I see the Barclays ahem refinancing has run its course. Assume borrower needs to refinance subject to valuation or sell, this property was sold in house between borrowers companies at £655,000. Wouldnt want to be exposed to this one when the music stops.

Where does HMRC sit in the debt priority list? Priority Rankings:- 1. Secured creditors 2. Fixed and floating charges 3. Fixed charge creditors 4. Floating charge creditors 5. Preferential Creditors (Used to be the IR and VAT position prior to 15th September 2003) 6. Unsecured creditors (Including HMRC for deductions for employees through a PAYE Scheme and for VAT) 7. Connected unsecured creditors 8. Shareholders The insolvency practitioner & administrators rank above all else.

That's why lenders, even the secured ones, can be be left penniless! I was in one p2p loan that was secured by over £2m of assets, but nothing was realised after the company was dissolved.

borrowers co's in financial death spiral
PBL 056/64 wont refinance due to LTV so the redemption exit could only be by sale
