Assume youve returned POA? There doesnt appear to be any info on how it works, eg can you cancel? Ive looked at selling without actually listing. You can set whatever price you like for a share, 3000% premium for instance, Doesnt appear to be anything to buy and without knowing if you can cancel cant test list at silly price to see what happens. Will better look tomorrow. Listed shares get an edit and a bin icon Can you see your listed share on offer anywhere? I have listed one £10 share in SPV43 and it is showing under Listed for Sale in Portfolio Summary, but I cannot see it listed under Investment Opportunities, maybe because it is mine, but I cannot see anyone else's either. Can anyone else see it or am I looking in the wrong place? I have played around with discounts and premiums and seems OK.

Can you see your listed share on offer anywhere? Yep - get a number of shares selling on the dashboard and "you are selling x shares" over the picture on the property list OK I guess I just bought 3 of SPV45 with some spare cash on the platform. I don't think this is a satisfactory way of showing shares for sale though. Not obvious enough. Edit Maybe not yours, lots popping up as people try it out i guess.

Not mine, I'm only selling older £500 shares at the moment...suspect they'll be rather slower to shift that then £10 ones. Have already suggested to PM that having to scroll down to find availability will get annoying fast so hopefully moving available stuff to the top will be an early enhancement I think they've done well to get us a starting point anyway, much more difficult task than most of the p2p SMs

And once many or most SPVs have something for sale perhaps the current method of display will be OK after all.

I think maybe they should have split the older £500 shares into 50 x £10 shares for consistancy and to make it easier to buy and sell them

propertymoose I think it would be helpful now the SM is live if the properties showed rental payments made somewhere on their page. The Historical net rent yield seems confusing as those where it is displayed all seem to be zero and others say no historical data available even when rent is definately being paid. I have no idea whether I am investing a in a property paying rent or not, if it is late, has been overpaid previously so future payments will be lower (some properties have been switched to equal payments requiring rebalancing) and as such I cant access the full risk. a Edit. There is also no mention 5% PM fee until confirmation screen. I think the calculations should show this before the buy button is clicked. Also no SM FAQ! Surely this should have been provided at launch? Still saying no SM and no mention of fees

What is the fee to buy/sell? 5%? Definitely 5% to buy, dont know about selling as havent tried as nothing to sell. Bit miffed as transferred in exact amount to buy parts at par then found insufficient and 5% fee

My guess would be they figured there's a 5% fee on the primary so why not the secondary as well.... but I don't think it's going to encourage purchases...

Secondary market sales presumably result in little or no work for PM so 5% seems a bit steep.

Just been having a chat with the Moose... Fees - am sure they'll come and explain when they get a chance from fixing niggles, but from what he said these transactions have a lot of costs involved (that probably don't exist with p2p loan sales)...which is probably why PP & THC also have fees.
Historical data is a bit of a glitch they need to fix in that currently you can only see the figures for properties you're already invested in (big oops) - a really nifty feature tho (once it's working) is that when you do see a figure it's directly related to the price you're about to pay, and if there are shares on sale at multiple prices, if you slide the bar the historical figure it changes (I checked it on SPV42 as I'm in that and there's lots on sale there and it's really cool). Tho as I mentioned to him that still doesn't tell the full story if a property has had dramatic changes of fortune.
So they have stuff to fix...and there's more they're going to add...and yeah I mentioned the FAQ.... (but I can't think of anyone launching an SM that didn't result in loads of questions, so happy to give them a bit of slack for now).
