3% fee to invest, + 1% annual fee, means deduct 5% from the projected 16% over two years. So 11% over two years. Is it worth it? Is brickowner worth it?
Is there a secondary market yet? Even if so, I can't see it being very liquid with fees like that.

A new offering: this time a portfolio (initially) of 2 properties - one warehouse, one hotel, with FTSE 250 tenants (the hotel chain's parent company is W*******d), with a third property yet to be bought. Offering a yield of 5.04%, LTV isn't expected to rise above 50% and the investment term is 4 years with a projected 40% return.

Thanks ilmoro I am a fan of brickowner and their projects, but given the time needed to fund a project are those growth figures really accurate? Seem somehow high (or is it just the basis effect I am underestimating?).

Interesting up date on Seedrs for anyone who is a shareholder. Interesting to see some investor stats. I had thought until now that it was the same ~45 people investing in each listing so far, yet that can't be the case based on the update.

their recent funding round is at about 80 percent on seedrs and one new projects is coming soon, can be seen on their page already.

Seedrs round seems to be stuck at 82%. They have a new opportunity live yielding 7.5% p.a no participation on value growth as it is basically a loan to developers (if I got that correctly).

The Seedrs round is now into over funding so wasn't stuck too badly and the current 7.5% opportunity is gradually creeping up. The description is quite convoluted/confusing but I think you're right in that interpretation!

I thought it was my lack of English reading comprehension which led to my confusion lol I asked them about the project and they say that the lead manager is adding 10% skin in the game which will be the first money to absorb any shortcomings. Plus is offering to pay for all losses above the 10% from their own pocket... so basically a buyback offer.

I've just noticed brickowner have a coming soon listing up with a target of 1.6 million! This seems rather a large step up seeing how listings to date have been up to around the 100k ballpark and the current offering has been at ~60% for a while. I'd guess this is an example of them channeling their partners' previous/existing investors through the platform as previously alluded to on Seedrs as they'd have to be confident of filling it to list it. Projected return of 30+% over 12 months sounds a bit too good to be true but I have no experience of converting office blocks into flats and don't know the area.
As someone who holds a tiny bit of equity in them through Seedrs I'm not sure whether to be excited or concerned; if they pull this off it must mean a tidy bit of profit for them.

Looks like one is essentially funding the developer (and taking all the capital risks as the senior loan will have first call on assets) in return for 65% of the projected profits. High risk, high return. Worth a flutter within a diversified portfolio I'd say.
