As you will have seen, over the last few months our loan book has grown considerably - currently standing at more than £33m, with a very healthy pipeline.
Although our investor base has also grown steadily (we have increased the number of investors by 70% since the beginning of the year), we are nonetheless seeing a slow-down in the speed at which loans are being funded, particularly exacerbated by the current holiday period.
We are therefore increasing the base-rate for all property loans with an LTV close to 70% from 12% to 13%. In addition we have added bonuses for larger investments to all property loans available for funding.

Can I ask, as I am new to the platform, how do the large deposit bonuses work?
If I say invest £5k, do I receive the .5% as extra interest or as a bonus payment? what happens if is say sell half that £5k?

Thanks in advance. Bonus interest is paid at completion of the loan, as per normal interest. If you sell part, you'll still receive the bonus rate on the part you have left, but not on the part you've sold (ie. the SM ignores bonus interest)

For the bonuses - they are additional interest, so for an investment of £5k you would receive interest of 13.5%pa.
In addition we do occasionally offer "Cashbacks" - which are calculated as a straight percentage of the total you have invested and are credited to your account immediately the loan is activated.

It seems to me that I could buy a £5k chunk then sell say £4k on the SM. I would get 13.5% on the £1k and some interest on the £4k for however long I held it/it took to sell.
Is there any thing I am missing here? that seems like an easy way to grab an additional bit of interest for some short term additional exposure to any particular loan..

thanks again. It is, but I imagine it also helps get the loan filled quicker and in turn helps clear the way for FS to get another loan online for filling, carrot and stick so to speak.

thanks again. Probably need decent discount to sell on SM, chances there will be others doing the same, so factor that possibility into calcs. Also not interest on SM but capital gain. Check FS guidance on site on tax side as SM different to elsewhere

However, if these loans were offered with a simple 1pc or 2pc cashback, like the good old days at FC, I'd be straight in.

I just joined FS, also in view of diversification from other platforms.
Am I in time for the bank holiday bonus (I am not sure if FS allows Investments before clearing the balance like SS)? If there any FS FAQ on FS? What is the fastest way to get invested?

The fairly large premiums paid to large investors irks me, well, yes, makes me jealous. - I thought this was crowd funding. I would have hoped this "Portal" was mechanised, and could handle a large number of small deposits without extra cost. Most of us could aggregate our investments into one large pot, but at a stupid risk.
Could FS offer a discount for the total investor investment on the site ? not a solution I like.
Why not a simple 14% Much more impressive headline. Potentially much larger investor base, not dependent on a few fickle rate tarts.

Thanks in advance. Can anyone point me out where the 'large bonus deposit' is described? I see people talkg of 5k, but is it necessary to invest 5k in the Platform or all in a single loan to get the additional bonus?
