A 13%er and the LTVs seem reasonable, it already has PP and there's Bonuses ta boot. Liz isn't keen on it but I think I'll have a wee punt, after some hefty DD of course.

The biggest loan in the pipeline -- £1.65M for a L*******d property -- has been given a go-live time of 1100 tomorrow (30/Mar), but no link to any further info. I presume that, and an email announcement, will be available shortly. I don't like the look of it so I will pass. Selling on the SM wil also be difficult I agree that SM sales will be slow -- this loan's size should mean everyone can get all they want now, which will reduce the number of potential buyers in the future, and with so many parts outstanding there's bound to be a lot of competition among sellers. Liz : Other than that, what don't you like the look of?

I bet even SS turned this loan down Seriously, I'm not a big fan of commercial property. If the sale of the property falls through, then what? Far better 13%ers on this site IMO. Good luck

Is it reasonable to think, that if the BHs pile in, then the Loan is a half decent one? I mean, if you're bunging in big amounts (£300K!!) I'm sure these people do humongous DD (Dude?!), many probably know each other/associate and/or know a thing or two about the property market and the "inside oil." I'm not saying the foregoing btw, I'm asking? (Yes, yes, I'm aware of the 0.5 to 4% Bonus enticements, but you still don't want a Default do you?!)

A slew of BHs in this one. Before bringing such a big loan I think FS would have made a few calls to their BH's to ensure their support which IMHO is why its filling so well.

A slew of BHs in this one. And very necessary in order for FS to fund a £1.65M loan. They get 17% for sticking their necks out and, by doing that, they give the rest of us an opportunity to earn 13+%.

tbh new2p2p, I haven't done much "heftiness", had a few distractions, so vis a vis my BHs comment, and rightly or wrongly, I have dived in for a very low five figure sum. Good comment about, and I'm aware of, the relativity of the affordability of different Investors.

As of now (5.49 pm 30/03/2017 UK time), 2 BH's have taken 300k each, both earning 17% , which will equate to a highly acceptable interest payout of £26,250 after 6 months, assuming all is well. Another BH is in for 100k (what a cheapskate ). imo this doesn't necessarily mean that these 3 lenders are more skilled than anyone else - maybe they just have shedloads of cash and 300k doesn't mean much to them, and this is one of the very few loans that they can get in on at that sort of size. Having said that , 17% is most certainly not to be sneezed at and it looks like a decent offering to me, but I'm definitely no expert in DD. Obviously most lenders would have to accept a lower interest rate. (Another possibility is that the BH's are planning on slowly selling off chunks of it at 13% , for a nice 4% profit.)
