Well I am excited, possibly for the first time ever I know the maximum allocation for the latest tranche from my tiny pre-fund request!!

Well for even smaller hitters... Tranche 4; £65. The interest from that, at predicted completion, should be just sufficient to buy a celebratory pie and chips from the local chippy.

Yep, i'm afraid so! I got *way* less than 30% of what I asked for, I was hoping that most people might have missed the go-live email and there would only be a very small number of investors chasing the pot (which would give big shares all around), but alas not. FFF time on the SM now I think, gobble up all those delicious morsels that others are selling off to balance their accounts.

This is becoming too easy an option it seems to me. There's nothing wrong with it. In fact it is how it almost always happens. When a developer arranges a loan the interest is added to the loan amount and then held back on drawdown.
I was just saying that I wish people would not mistake us funding our own interest with the developer digging into his own pocket.

You will have to make your own call on what you see. Security, LTV, SM liquidity, progress of development etc.
I have skin in it, I just live in the hope that this pays off.

The area is suitable for office spaces, especially start-ups, this district is known for fintech out to Silicon Roundabout, project prima facie viable - no comment on our borrower's build out though.

Would the debenture cover any shortfall caused by over-valuation? I suppose that could be of little value, if the company doesn't have assets. It's an experienced company though.
