Mr M is still managing to be the king of the excuse on his personal Middlesex site
How many of these excuses do we think will be recycled when the Borehamwood loans inevitably run late again?

We have another jam tomorrow comment on the Cumbrian loans. I don't see partial repayment being mentioned in previous comments. This also happened with the Tekesbury loans, is it the new FC normal?

Hi Lonerifle,
I wouldn't put too much effort in as it looks like they're going to be tinkering with it again this afternoon.
I guess we should be bracing ourselves for a 2cm square comments box and being logged out after 10 minutes, alternately they might just be putting the new logo on all the pages that they forgot to change.

Just click on one of your loans and select the financial summary tab, below the embedded box you'll find a list of the other loans outstanding. They are
Short Term Loan Tewkesbury 8 - 20416 £509,260
Short term loan Tewkesbury 7 - 19735 £218,340
Short Term Loan Tewkesbury 6 - 19679 £400,000
Short term loan Tewkesbury 5 - 19573 £400,000
Short term loan Tewkesbury 4 - 19560 £400,000
Short term loan Tewkesbury 3 - 19404 £0
Short term loan Tewkesbury 2 - 19397 £500,000
Short term loan Tewkesbury 1 - 19380 £500,000
I don't know why tranche 3 is nil, but it explains why FC say there are 7 outstanding tranches.

5.57PM PUBWATCH UPDATE:
I don't recall half now and the rest later being mentioned in the many previous highly uninformative updates. Another triumph for our highly experienced property team to put on their CV's.

Fans of MR M the Borehamwood Director will be totally unsurprised that his personal Middlesex project (itself an A+ refinance of a late loan) is taking a familiar path. We have now reached the point where the experienced property team cannot even set themselves diary reminders - pitiful.

There's a new comment today. Does anyone think it will be any more accurate than the pitiful list below.
Granted we are promised (but not yet receiving) 10% + 2% for the over-run period, but I have two questions..
1. Given FC are still withholding the last month of the standard term which should have been paid in January should we not rightfully expect the 2% surcharge to apply to that months interest too?
2. It would seem to reasonable to expect the 2% surcharge to be cranked up higher at some point in the delinquency, say up to 4% after being late for six months. What do other P2P lenders do in these circumstances?

Wouldn't it be nice on some of these late property loans if the comments stated something to the effect of "...we have seen evidence that...." rather than "...the borrower has advised.....". Once might have a bit more faith in the FC minions who look after these things.

Looks like the FC rapid response team was on the job, it has been pulled from the SM and even though it's in my watchlist I can't look at it, presumably because I am not one of the lenders heading towards default. So much for that theory, normal service has been resumed. There are currently 2 loan parts for sale at an optimistic 3% premium, I can also see the loan details again from my watchlist. Caveat emptor I would suggest. You know, if FC put in a really concerted improvement program, they might be able to pass themselves off as semi-professional within a year or so.

Something looks really odd here. This loan shows as A+ currently, but the rate is 13.5% and their credit score fr the past year was in the teens. Could this possibly have been a C or D and some bright spark at FC have made a hash of the downgrade and instead re-rated it A+. It's only a theory on my part, I have nothing solid. Can anyone cloud the issue with facts?

Avoid this one, don't be tempted by the £830 loan part up for sale now at 13.5% par or any of the other 8 smaller loan parts still for sale until you have read yesterdays comment.
It doesn't look very downgraded to me, but what do I know.
I have sent FC a message, so it should be fixed by Friday evening.
