RICS is the next big scandal, the FCA are appalingly bad enough, however RICS arrogantly think they've gotten away with it and we've all forgotten.
Well, I , for one, haven't forgotten their Member's conduct in the countless and laughable, errrrr "professional", Valuations ............
When I, who have NO experience or qualifications at all, can do a simple 10 minute "Comparative" and consistently calculate a FAR more accurate "Valuation" than a "RICS Professional", well, summit's up innit?
And we all know what.
You're on notice RICS.

Happy to see optimism about HMRC's Self Assessment software but tbh the 2018 report from Office of Tax Simplification which noted that even HMRC software couldn't (then) be relied upon to process the fiendishly complex banding and interactions between various allowances in the most optimal manner for the taxpayer put me off for life. Anyway, I would hope that one day the entire taxation system would be simplified and that everyone should be able to do SA easily as a matter of course and avoid these overhangs and uncertainties (think we're one of the few countries in the so-called developed world where this isn't done?). Hope you get it sorted aju, best of luck. I recommend that anyone who struggles with their Tax Return to investigate and consider the "Which" affiliated software from "GoSimpleTax" - only £10 to Which Members, not sure how much for Non Which Members but I know it's more. It provides a VERY easy, simple and intuitive to use front end format which links direct to HMRC when you want to lodge your return. The HMRC software has been around since Moses and is accordingly a nightmare to use, that's if you can even get it to function well enough to "use" it at all. ( PS: Not everyone is as bright as @bobo et al. )

We are all watching the FCA very, VERY closely wrt their eventual "actions" concerning what they're actually going to DO about the FunSec shenanigans.
And what they're going to DO with Collateral, Lendy, and arguably Moneything also, to name a few.
Lenders have been hung out to dry from the very beginning, the grossly incompetent FCA "governance" has been virtually zero with these P2P Platforms. Extraordinarily stupid decisions have also been made with absolutely zero concern for Lenders, the VERY people the FCA are supposed to protect!
When it all finally hits the fan and the wider public learn of what went on, I can't see the FCA surviving.
It's a shame the FCA Board can't be sued, we'd win hands down.

Blimey, has NOTHING been learned from the P2P Platform failures to date?! I mean, talk about Thousands Of Massive Red Flags Flapping Furiously In The Wind - there's a "theme" here boys & girls. Caveat Emptor indeed!

thanks for the above - I presume this is the Whitehaven property that was demolished and with this mysterious wooden frame? Indeed it is, the one FS had actually seen progressing nicely. That bloke must have been in tears of laughter....He just wrote a note and they sent him thousands of our money without checking a damned thing and again, FS lied. SURELY multiple prison terms for Fraud will result from Whitehaven alone? I mean, the evidence is as crystal clear cut and black & white as it can possibly be, it is as unequivocal as you can possibly get? So no doubt the FCA and Police will drop the ball on this one then.

How weird would that be Italy is part of the EU so she should support them. I question if she'd have done so quite so readily had Italy been facing Scotland or Wales.... or Iceland, Switzerland or Norway. Can't help feeling there's Brexit backlash in play. It does seem that Ursula hates the UK with a visceral vengeance. Wonder if she had a British boyfriend once who done her wrong? Hell hath no fury, ............... 😆

What we may perceive as disarray in the FCA can be part of a deliberate policy. There are many variants of "we can't do anything because.............". This can be part of a very cynical stonewalling strategy hoping that people will either become bored, disillusioned or die off. If I recall the Equitable Life debacle of some time ago it has been described in Hansard as "The Equitable Life case is unique because, of course, it was a conspiracy between Equitable Life, the regulator and the Government of the day" Although Col is of a different scale it does prove that Equitable Life is not as unique as the House of Commons might think. I should add that I had a friend affected by the Equitable Life scandal who died in dreadful circumstances and without any resolution to EL. This stonewalling to cover the posteriors of those involved (until they retire or are sufficiently distanced from the event) affects people and is an utterly shameless act worse than the original mistakes. We are cut from the same cloth hendragon .......................
