I am currently experimenting with Charter savings bank 1.25% instant access account. Figured it was better that a large chunk of my money sitting in there at least making a modest interest rather than pathetic 0.05%. Protected up to 85k by FSCS RCI Bank at 1.3% is good too...

Given that the borrower has track record with ubl, the asset is well known and held securely and there is a personal guarantee that means something this one is excellent. I too went in large on the first loan. I hope it hangs around as it did before😊 then I can invest returning cash. 33% LTV, 9.6% interest, and the assets held by the platform works for me!

To earn such high returns, investors need to accept responsibility for doing the necessary qualitative background DD and then also then run the quantitative scenario analysis to see if the loan is a good risk-reward proposition. But unfortunately many/most of us are not capable of doing that. Those that are will have difficulty in obtaining all the information they need to do it. IMO diversification is the only feasible strategy, accepting some losses and hoping that they are covered by the interest on the loans which do repay. As I lack the time and skills for detailed DD, I limit myself to a few platforms which I consider to be lower risk, and which do not generate hundreds of anguished posts here every week. I'd rather earn 7% to 9% with *hopefully* much lower levels of anxiety and risk... I would see investing with FS, Rebs, Ly, etc just to have greater platform diversity as a backward step...

Does the 12 month contract, with 1 month notice on either side mean, the stall holder is tied in for 12 months but after that either side can give 1 months notice? Or am I misunderstanding this? I take it to mean the stall holder can leave at any time with one month's notice. Many small dealers would not want to commit to 12 months' rent, especially in a new centre with hundreds of units.

Only one month up front, the remaining interest payments and exit strategy both heavily dependent on the business running close to maximum efficiency from the off. Potentially long hard slog to sell on as a failed enterprise. Guess thats why it's paying 13%, assuming we get to see it on month 2. I can't see them having anywhere near 400 dealers signed up in month 1. Many people will want to wait and see how the place shapes up first. Many of the dealers who take up small units will be hobbyists and part-timers. In my experience, most won't be willing to commit to more than a month-to-month rental. If trade is quiet, or the economy deteriorates, many are likely to pack it in.

Projected rental income is £514K, ...which depends on finding and retaining dealers for 409 "retail units". In a former life I owned an antiques centre and keeping my 70 units tenanted with rents received on time was no small matter...

Strange - I was convinced that this loan would be filled in nano-seconds , but it's been there for a few minutes now and is about half-filled. Obviously not as popular as I had guessed, but I'm not sure why ? Can anyone help me out with a plausible reason here ? Thanks. Hundreds of negative comments about FS on this forum?

"TENURE: We understand the site is held by way of a long leasehold interest subject to a nominal ground rent." in their linked PDF. Long leasehold = "virtual freehold", I believe...
