IMS reports are generally split into subsections. These are; Progress - detailed comment is made of the planned progress as shown on the contractors program against the actual, with reasons given for any variance. Valuation - this is the cost of the work done to the date of the report and the contractors agreed cost plan is used as the basis for producing this detailed statement. Variations - this is a list of all works the client has instructed which do not form part of the original contract. The cost of the variations should be met from the client's own funds unless there is prior agreement with the funder to cover these. Utilities - this is a report on the progress of appointing the various utility companies to install water, electricity gas etc. and will include copies of quotations, receipts for payments made and confirmed installation dates. Materials on site - this will list all materials currently on site with their value. Subcontractors - this is a list of all appointed subcontractors detailing their works package and value Suppliers - this will list all specialist suppliers and include copies of quotations and acceptances together with receipts of payments made There are various other sections covering planned work, health and safety, site management, record of plant and operative on site in the previous period contractors proposals for the coming period etc. IMO it is extremely unlikely that an IMS would sign of further payments without producing a report containing the basics of the above and drawing the funders attention to the overspend on the construction as it was progressing. This post shows me that there was no IMS ever appointed and Lendy released further funds based on the word of the borrower. Just my opinion. But would love to be proved wrong...

I noticed that the borrower is linked to PBL137 on Lendy. Can they give a cross guarantee for this loan on that property even though the charge rests with Lendy?

Do we even know for certain if an IMS ever visited the site? It is only recently that we have been receiving any sort of building updates on DFLs

Agree - those who stay invested too see the project to a close or to an extension should receive a bonus if its accrued.
This gives 30 days for Lendy and the Borrower to agree terms, if its ticks over 30 days and thus a 0.5 bonus the borrower should be aware of this and have to foot the bill. Maybe the borrower does pay this extra fee. And maybe someone decides to pocket this fee without passing it on to investors...??

Almost completely out of this loan now, if not for the mystery £1.87 that is 'stuck' and preventing my final loan part from being completely sold. I'm sure this bug has been around for months now...any chance of it being fixed??

What do we think will be recovered for the investors in tranche B, which paid 13% interest? The full order of repayments is based on the following structure, as stated in the loan particulars:
1) Tranche A capital 2) Tranche B capital 3) BPF first loss investment capital 4) Tranche A accrued interest 5) Tranche B accrued interest

Are Lendy going to backdate the bonus payments? In my repaid loans section it is showing up that PBL82 has a 0.5% bonus on it. I haven't received any bonus payment for the loan parts I held in it when it got repaid though...

Rough calculation shows Collateral should still have approximately £6,100 of retained interest from the drawdowns of the loans that still have positive days remaining. I assume this could be used to prop up any shortfall if recovery doesn't cover the full amount?

Hi jonno , The interest calculation process runs at 11:30 pm every night and then allocates interest the next day. So if you have a part in a loan at 11:30pm you will receive interest the next day. Many thanks, Gordon Hi Collateral RepJust stumbled across this post as I noticed my interest amount doesn't correlate with the number of days held for a few loan parts I have. I believe it may be due to the fact I have purchased loan parts between 11:30pm and midnight. Just out of curiosity, why do you calculate interest at 11:30pm rather than at midnight (or 11:59:59pm)?

I'm amazed at the anger shown by some people on this forum. I can't imagine what the reaction would have been if these legals weren't done and the loan defaulted ending with capital losses. We are still getting paid 12% interest and being kept up to date with the developments as much as Collateral can. I hope these same people put their investments up for sale so I can increase my holding in this platform.

Best of luck to all of you who managed to register and invest. 72 hours later and I'm still waiting for approval. As good as this opening offer looks, my gut feeling is telling me to stay away. Communication needs improving, dramatically. Very important aspect for a platform which is just starting up, in my opinion.
