If you're thinking about Capitalrise for an IFISA (flexible) and some diversification there is a later stage loan available at the moment and 3 new loans coming up in the next few weeks. No rating on 4thway , just favourable comments, but I like what I see. No investor losses so far. Mainly high value prime property 1st charge multi tranche dev loans around 7.3%. High minimum of 1k and it can take a while to get money diversified across 5 or 10 loans due to the low volume.

Important thing to note ... which 4th way doesnt make clear ... is that Capitalrise is not a regulated article 36h loan platform though it is FCA regulated for investments. As a result it does appear to have FSCS in some circumstances and access to FOS. You are investing in an SPV via a bond or equity which then lends funds to the end borrower. As an aside Capitalrise is subject to some FCA restrictions but none of these appear to be anything significant

We had a record-breaking year for investor demand. July and December were record-breaking months with over £11 million and £22 million of investments processed respectively.
We completed 13 successful redemptions over the last year, paying over £40 million to investors in capital and returns. Redemptions include C** Garden Apartment & H** Village, B** Heath.

CapitalRise paid back another loan today , Bar* Els*. Capitalrise do low volume mainly large premium property development loans and some bridging loans. 100% capital and interest repayment record. I hate promoting P2P companies using anything but factual data but they ooze professionalism. I do wish they would provide more data to 4thway to get a full rating.
Another new loan is available from tomorrow in Chelsea. Maybe some caution required given the number of russians in some parts of London.
