Just found 2 votes in my spam. Anybody know what they were about as they appear to have expired and not be viewable? Ace In case you missed it, I've had an email today about another vote on AE for the 6 w**d a***s q*****r property. Really not sure which way to vote. It closes at 4pm tomorrow.

That one made it through. Equally unsure though logical would be to get a proper valuations. Wonder if the related party estate agent (owner a Mr S Law via AP) will have an incentive to get the top end price?

Another vote, this time to rent a property
The information provided seems extremely cursory … no indication of what the previous rent was, impact on the yield of accepting the offer.
After searching around I have worked out that it is a one bed apartment, which AE neglected to mention in the particulars and it looks like the new offer is considerably under the previous rent but inline with the rental valuation.

Can you please ensure that sufficient information is provided by AE to make a properly informed decision for future votes.

Agreed - paucity of information on which to make a decision - and to make it worse is that the basic information needed would have been easy to supply. Generally I am a bit disappointed overall, especially on the valuations, which gave AE some chunky commissions. Time will tell and I will wait a few months longer before I make a decision on increasing my investment or leaving.

At the same time, we are developing a new website that better reflects the investment platform that we are. It is too early at this stage to provide specific dates for the full rollout, however we are eager for beta testers to assist in reviewing it. We appreciate your points regarding the lack of detail for the vote on the new tenancy for Rivermill Court, Kirskstall, and in future we will ensure that more information is provided in order to make a more informed decision. This property has been vacant since 5th June and this is the first offer we have received. All valuations are provided by RICS surveyors who are commissioned through VAS Panel. We have no direct contact with the surveyor. The valuation documents are provided for investors to scrutinise on the property details page. Regarding our fees, for the most part, Assetz Exchange charges a loan arrangement fee of 3% at the time of initial financing. When the site launched, we charged a sourcing fee based on the discount achieved and a fee to lenders. However, we dropped these charges in response to feedback from investors and underwriters. There is currently no commission for buying or selling on the Exchange. Our fees earned for each property are transparent and outlined in the property details page.

You might want to re-read the description. It talks about how the building has been converted into 1, 2bed & duplex appts but doesn't actually state what the one we are investing in is. You have to read the valuation. No you don't, this is clearly stated to the right of the description (at least it is for me).

I have just read through the "Procedural Changes" in the AE blog. It says it is to give more transparency to users but it also includes further AE charges. I may be cynical but adding £10 per month for Accounting Services and £5 per month for Bank charges for each property, surely cannot be justified when there is already a chunky AE Monitoring Fee. Sheer profiteering in my view. I am not sure AE is the "Future of Buy-to-Let" for this investor.

Furthermore they are competitive, as accountants typically charge > £600 to file a set of accounts and tax returns. However, we have established a much more efficient way to do this and thereby keep yields as high as possible. We will be releasing a full breakdown of the historic costs for each property which will enable you to see the Loan Monitoring Fees. These vary from C. £3 per month for Kirkstall to c. £34 a month for Shelton (one of the Avant Showhomes). Our sales are predominantly derived from the purchase of new properties.

Thanks for the explanation but whatever you might say about the charges they are still to be borne by the lenders and seemingly are new and additional to what was previously charged.

One of the first potential sales for AE is 6 Wood Avens and this is not looking good. RICS valn was £195k on which AE said they got a discount of £15k reducing the cost to £180k. There was then £16k of acquisition costs of which AE got £6k taking the final cost to £196k. It is now being marketed at £190k having been reduced by AE to try to obtain a sale and there will be selling costs further reducing any proceeds.
Hope this is not typical but not a good start
