It should be showing under properties now, otherwise investors wouldn't know that the opportunity existed. I informed Brickowner a week ago. They said that they were investigating the issue and it should be fixed soon.

Hi, thinking about investing in Brickowner. Anyone aware of the current round on Seedrs?
I recognized they changed the fee strategy form mainly investor now to property developer or asset manager. Does anyone know when they changed this approach?

Here are the details:
„Brickowner outlines their fees within the property term sheet for each specific investment. They typically charge 2 fees to the property asset manager / developer:
1. 0.75% per annum of the amount invested. 2. An upfront placement fee of between 2-5%.“

Can anyone provide any info as to what happened? I've seen the July video update on the website, but there's no later update to indicate what the site solid for.
I'd also be interested to hear how the Blend lenders will fare on this one. Again I'm in several loans on there, but not this one.

TIA Developer decided that site was uneconomic to develop due to delays, planning, COVID, increased construction costs - auctioned site off, realized funds covered senior loan and part of junior loan. Nothing left for equity investors. Most of the "mature" projects on Brickowner seem to be running at a loss, I guess that's the risk of equity investment in property development. I'd worry about the platform's viability longer term.

Latest deal 72% over 3 years, erm what ! Too good to be true ? no - it's high risk so losing 72% also a not unlikely outcome but I had a dabble as it's capital gains (if it makes a profit) not income. Interestingly the current estimated return on this has fallen to 20.95% Vast majority of deals seem to have reduced estimates of return (or estimated losses) as they get closer to exit (and exit is also usually delayed by some years).

More and more Brickowner projects hitting trouble.
More big capital losses on the way: after the total wipeout at E**t S****t, looking like over 50% losses at R****t H***e and C*****e S****e
The risks of leveraged property development in a falling housing market.
Better find some capital gains to offset! (Only question is where are they...?)
