More and more Brickowner projects hitting trouble. More big capital losses on the way: after the total wipeout at E**t S****t, looking like over 50% losses at R****t H***e and C*****e S****e The risks of leveraged property development in a falling housing market. Better find some capital gains to offset! (Only question is where are they...?) W***w*** H* not looking great either.

And the secondary market no longer open (not that many of the projects were realistically sellable)
With all the failed projects, have to worry now about platform viability unfortunately - not sure may existing investors will want to fund new projects given poor track record and some years of gloom in the property market ahead.
Can anyone remember what the wind down plans are if the platform fails? Who manages the individual SPVs?

It is looking pretty gloomy for BO. As a small equity investor I am exposed to the loss of equity and to even bigger loan losses if the platform goes into rundown. Not big numbers in the overall scheme of things but I was not really expecting such a quick decline.

Brickowner was operating as an appointed representative of a FCA authorized and regulated firm until sometime in 2019. This means that Brickowner investments made prior to that time were subject to FCA regulation. I do not believe the terms or protections in place at the time of Brickowner being an appointed representative of a FCA authorized and regulated firm can retrospectively be changed or removed when they ceased to be an appointed representative of a FCA authorized and regulated firm, so these [should] still stand.

Another gloomy update - R***** H***e, over 90% loss of equity predicted.
I suppose it will give some capital losses to write off elsewhere now that the annual CGT allowance is being slashed.

Has anyone declared any losses from BO yet? How long does it take for BO to declare the blow on tax statement? I am talking about projects in 18/19.

I've received notification that W******d H* is a total write-off for equity investors. Yeah, don't even bother looking anymore ... will wait until the car crash is complete then see what's left. At least the minimum investment increase stopped me throwing any more down the toilet ... Ironic competition ... who is worse in altfi the Earl or the Marquess?

Those Bristol projects, or anything related to Bristol on Brickowner are sh*t. I ended up never owning a brick. Performance is worse than COL, Lendy, FS. To put it into perspective, those who got out Property Moose early with 15% discount are much better off than investing with this outfit, except those who managed to get a good profit from seedrs for BO shares.

I had a go but the button doesn’t work properly. It only works when nothing put in.
Anyway, I wasted more minutes watching Money and Me interview with Bristol. Amazingly, the lucky guy started buying baltic properties after “work experience”.
Anyway, BOIM ltd filed updates recently on 31 Oct, but there’s nothing to update much really.
Who really work behind the scene? 🤔
