#296 has updated. A post auction offer of £80k has been received for the property. A 10% deposit has been paid by the purchaser and the sale is expected to complete no later than 15 October. This leaves a projected shortfall of £33.2k plus accrued interest. The guarantor has received a formal demand for repayment under their personal guarantee. At the time of writing however, the borrower has failed to submit any proposal to meet the expected shortfall. The guarantor has been advised that should they fail to submit a proposal as to how they intend to cover the shortfall then AC will look to commence bankruptcy proceedings against them.

Re loan 296 not a complete outcome but at least a partial resolution with possibly a bit more to come when the pips are made to squeak. I was not in this loan but from the point of view of an outsider looking in the actions taken were what I anticipate usually to happen when loans fail. just hope the same robust approach is going to be taken to a certain Castle with attached golf course and potential housing development who up to now have had a great deal of cuddling and not much else.

The security talks about other buy to let properties , which would I hope be available to us under the personal garrantee. Given the relative small outstanding balance in relation to property values I would hope we may get a full return on this one. We will see , but I think it's going to take a long time.

I voted to approve it as I don't see it as weakening Lenders' position. One could argue that a second charge shows the Borrowers needs to raise more capital and that means they're more likely to fold, but if that's the case it's true regardless of whether we approve/reject this second charge.
